Park Point

Located in the heart of Sector Cumbres, one of Monterrey’s most densely populated upper-middle-class areas, Park Point stands out as a vibrant commercial destination with a primary focus on entertainment. Built on a 10,000 sq m site, the 36,000 sq m development is spread across eight levels, with five commercial floors and three parking levels, offering 12,500 sq m of rentable space.

The project’s design responds to the surrounding urban dynamics, strategically organizing commercial spaces to enhance the visitor experience. The ground floor hosts restaurants, banks, and key retail stores, while the second level caters to afternoon visitors, featuring businesses focused on health, beauty, and decoration. From the third floor onward, entertainment takes center stage, creating a dynamic and engaging atmosphere.

One of the most impactful design decisions was the integration of an internal street connecting Paseo de los Leones and Alejandro de Rodas, two of the area’s most important commercial avenues. This transformed the site into a prime corner lot, improving accessibility and allowing direct access to the first two underground parking levels without the need for ramps. The natural slope of the terrain enabled the creation of three distinct ground-level commercial floors, significantly increasing the project’s profitability.

The architectural concept takes advantage of the stunning city views, incorporating a large park on the third level, which gives the plaza its name. This roof garden features reused shipping containers, repurposed as relaxation areas and food hubs for snacks and food trucks, serving as a virtual anchor that enhances visitor flow. Above this level, a suspended fifth-floor commercial space creates shaded double-height areas, enriching the common spaces below.

The industrial aesthetic is reflected in the material selection, incorporating galvanized steel sheeting, wood-look porcelain strips, pixelated silver panels, and polished concrete floors, all contributing to the plaza’s distinctive character. More than just a commercial center, Park Point is a thoughtfully integrated space where strategic location, accessibility, identity, and visitor experience converge, ensuring its long-term success and solidifying its presence in Monterrey’s urban landscape.
