The design concept is based on a precise blend of modernity, classic nuances, and an industrial touch expressed through concrete, metals, wood, leather, and glass.

The guiding principle was to create an authentic dialogue between the three elements that define the space:

the open 30th-floor view where the city meets the sea; the architectural language of the tower; and the essence of Tel Aviv  a city that is neither as delicate as Paris nor as restrained as London, but sharp, energetic, and slightly raw, almost New-Yorkish.

The View as the Center of Life

In an apartment at this height, the view is not a backdrop  it is the center.

Every planning decision, from the placement of the seating area to the circulation lines throughout the home, was made so the residents would face the view, not sit beside it and never with their backs to it.

Designing within a tower requires loyalty to its architectural language, making it essential to maintain authenticity rather than “soften” the material identity of the structure.

The Highlight Element: A Television That Hides Nothing

One of the project’s greatest challenges was finding a solution for a television that would not block the skyline.

A solution was invented especially for architects like me who are loyal to the view:

a unique television structure, with speakers beneath it, allowing full viewing without compromising the horizon.

This turned pure functionality into something truly beautiful.

The Heart of the Home: Living Room and Balcony  A Tel Aviv Hosting Experience

The heart of the home lies in the connection between the living room and the balcony:

an open space, music in both areas, high-quality speakers, a smart TV, and a view that delivers a true Tel Aviv experience of movement, life, and rhythm.

Material Selection: Authenticity, Mass, and Texture

The materials revealed themselves: exposed concrete and concrete brick discovered on site became the foundation of the design.

To these, we added layers that balance:

  • Elements of mass and warmth  a wood floor and substantial furniture that provide depth, rootedness, and presence.
  • Tall and lightweight elements – a kitchen clad in metal that changes color with the fall of natural light, and metal-and-glass wardrobes in the bedroom that maintain spatial openness.
  • Natural light play – turning the home into a dynamic, ever-changing environment throughout the day.

The metal in the kitchen is the project’s magic point: in the morning it has one shade, and by sunset it transforms entirely a natural phenomenon that becomes part of the architecture.

The Entrance Library: Architectural Flow with a Personal Signature

The library divides the apartment and creates a corridor leading to the private rooms.

To prevent it from limiting the view, a low, elongated passageway was designed  allowing comfortable circulation while also enabling the living room seating to face the view rather than the entrance.

Inside the library sits the homeowner’s personal collection of rhinoceros sculptures gathered over years from around the world

a quiet, intimate gesture that enriches the space and inspired the project’s name: Rothschild’s Sky Rhino.

The Bathroom: A Millimeter-Perfect Niche

A continuous, elongated niche was built from the vanity to the end of the shower , providing storage and a clean, precise display ledge.

The careful planning ensures the mirror reflects the user naturally, without “cutting” the upper body  an ideal balance between aesthetics and functionality.

What Represents Tel Aviv Here?

The raw materials, the colorful and dynamic art, and the constant movement of light within the space.

The apartment responds to the hour of the day, to the light, and to the changing view  just like the city itself.

It does not pretend to be any other place; it is authentically and confidently Tel Avivian.

And What Would I Do Differently?

Not the design  but the agreement:

I would have defined in advance a requirement for timesharing with the architect at least one month a year.
