Quito-based developer Uribe Schwarzkopf has revealed WOMA, a mixed-use residential building in Wynwood Norte, Miami, designed by leading Dutch architecture practice MVRDV. The project marks Uribe Schwarzkopf’s first development in the United States.
Located on the site of a former coffee roasting company, WOMA’s design draws directly from Wynwood’s storied heritage and is rooted in the neighborhood’s industrial legacy. The building’s facade is colorful and textile-inspired, referencing the area’s history as Miami’s Fashion District and echoing the street art Wynwood is known for. With the neighborhood consisting of mostly low-rise, small-scale buildings, WOMA is deliberately designed as a collection of stacked blocks that maintain the neighborhood's human scale, prioritize the pedestrian experience, walkability and an engaging ground level.
"Cities are not made of concrete and glass – they are made of relationships. Like Wynwood itself, WOMA is a mosaic: a patchwork of identities, creativity, and community. The facade expresses the neighborhood's deep connection to art, craft, and fashion to create a building that could only exist on this block," says Joseph Schwarzkopf, CEO of Uribe Schwarzkopf.
WOMA offers 163 residences designed for a wide range of lifestyles, from highly functional micro-units and studios to one-bedroom, two-bedroom and three-bedroom units. A limited collection of duplex atelier-residences offer unique live-work spaces for artists, designers and other creatives, integrating residential living with studio and exhibition areas featuring double-height windows that provide a platform for showcasing work to the public. A single penthouse with a private terrace crowns the building. All residences are delivered featuring complete kitchens, bathrooms and appliances.
Exclusive amenities enhance the residential experience: a wellness terrace complemented by a sauna, steam room, fitness studio, and a pickleball court, creating a holistic environment for relaxation, activity, and well-being. A rooftop communal terrace offers panoramic views and shared social spaces, with a semi-Olympic pool surrounded by lush landscaping and garden lounges for relaxation.
At the center of MVRDV's design is a publicly accessible plaza, conceived as a social hub for events, exhibitions and gathering. Broad staircases ascend from street level to the plaza, their surfaces covered by Bisazza glass mosaics depicting MANI, one of Italian design atelier Fornasetti's most iconic designs. Framed by retail spaces, the plaza creates a continuous dialogue between the building and the neighborhood. The building also features offices accessible from the plaza, reinforcing WOMA's vision for an integrated live-work environment.
“WOMA is neighbourhood-oriented not just visually but also functionally”, says MVRDV Founding Partner Jacob van Rijs. “It prioritises human scale and pedestrian connectivity, while integrating abundant greenery, neighbourhood retail, amenities, and a diverse residential mix – becoming a place where people can meet, interact, and feel part of the community of Wynwood Norte.”
WOMA is a collaboration between Uribe Schwarzkopf and Bolivian-born fashion designer, entrepreneur and philanthropist Rosita Hurtado, based in Miami for more than 20 years. The project is being developed on Hurtado's property and she will establish her new headquarters in the building's street-level commercial space. A facade inspired by her work will mark the entrance and her studio will sit alongside the development’s central plaza, a venue for exhibitions and fashion shows.
A planned Brightline station for Wynwood Norte reinforces the neighborhood as a connected, livable urban district. Kobi Karp serves as associate architect, bringing deep experience in Miami's urban development to ensure the project is adapted to its local context.
WOMA builds upon Uribe Schwarzkopf’s legacy of collaborating with the world’s leading architecture and design firms, including Kengo Kuma & Associates, Ateliers Jean Nouvel, Bjarke Ingels Group (BIG), MAD Architects, Safdie Architects, and MVRDV, and represents the firm’s ambition to bring that same standard of design excellence to the United States.
