Residential building by Perkins&Will stands out in São Paulo’s skyline

The dynamic lifestyle and the new zoning laws in São Paulo favored the multiplication of compact apartments throughout the city. The setting meets various housing needs, such as proximity to public transportation points, ease maintenance, service offering and shared environments, among others. The city lives an intense process of recovering people's connection with the urban space, and the post-pandemic should intensify that need.

The solution of the residential building You, Perdizes is in super compact units from 23 to 33 m² with ceiling heights of 3.70m. Called Studio+, the configuration gives the feeling of a wider environment, making occupation more flexible. The residents can create a mezzanine or install bed and sofas embedded in a deck, for instance. Large spans allow for better ventilation and natural lighting, favored by floor to ceiling frames, contributing to the feeling of spaciousness. There are also traditional units, with 64 m² and two bedrooms.

According to Douglas Tolaine, Design Director of Perkins&Will's studio in São Paulo and the project leader, “this is a smart architecture solution, based on naval engineering, where every centimeter is valued”. The architects also took advantage of the location of the site, at the top of a valley in Perdizes neighborhood, to explore verticalization. The common areas for leisure and work have been allocated at the top of the building to give residents a 360º view of Sumaré and Pacaembu Avenues. “We privilege the collective over the individual. Before the pandemic, people were increasingly connected to the street and the public space, rescuing social contacts. I believe that, with the safe end of social isolation, this be strongly restored”, explains Tolaine.

On the ground floor there are no railings or gates, the ground floor is incorporated to the sidewalk to create a place for meetings, connection, and relationship between neighbors. A 500 m² store also enhances the interaction. “The proposal is generous and inclusive, incorporating the building's retreat area into the public space, without barriers, and without limits to start a process of belonging the space with the surroundings”, says Adriana Barbosa, Project Manager at Perkins&Will, responsible for the project.

The connection with the surroundings also guided the external design of You, Perdizes. The architects went after from the origin of the name of Bartira street and discovered the history of the Tupi Guarani Indian. “She was a prominent character, an agent of history who, in a way, brought to light the possibilities and issues of diversity”, explains Douglas. The façade, which stands out in the region, proposes a reinterpretation of the body paintings of the Tupi Guarani tribe, as a tribute to Indian Bartira.

The building has common areas such as a gym, swimming pool and coworking on the rooftop and privileged location. “You, Perdizes responds to the needs of contemporary life in the city in a complete and timeless. The enterprise unites identity, welcoming environments, excellent location and versatility of uses with exclusive views, resulting in a unique experience of living well”, completes Mariana Coltro, Project Architect at Perkins&Will's studio in São Paulo.
