ZuidKade

ZuidKade is part of the broader transformation of De Zuid in Scheveningen, where the harbour is developing into a lively, mixed urban district. Around the harbour are several striking buildings with concrete architecture that refer to the industrial past. ZuidKade adds a new accent to this, with a powerful head building on the corner. This building is characterised by expressive concrete architecture and a large overhang, which gives it a robust, recognisable appearance. The use of concrete as the primary material forms the basis for the large glass facades, which offer a spectacular view of the sea and the harbour.

Industrial appearance
The building consists of two parts, designed by Zecc and LEVS. Within the design by LEVS, two visual and typological variations can be distinguished. The head building has a powerful and robust appearance, with an industrial design and deep horizontal articulation. The connecting wall, which overlooks the inner harbour, has a monolithic character that matches the head building. Protruding parts in a vertical rhythm connect to the part by Zecc.
The concrete facade of the head building is accurately detailed. The seams are recessed without sealant and the drainage is integrated into the element. Thanks to accurate measurements of the shell before the elements were placed, an extremely tight and precise facade image has been achieved.

Luxury, space and view
All homes have spacious balconies or roof terraces. The glass facades in the head building slide open and bring the outside in. The inner area, which is located on top of the deck of the parking garage, has been carefully designed to create an intimate and green living environment. The wooden entrance house of the parking garage is integrated into the architecture of the inner area and invites residents to meet.

Live and work
The ground floor offers space for commercial spaces. The first to the fifth floor contain luxury apartments. The housing typologies are varied and flexible. The head building contains two types of homes: a through-house and one with a wide floor plan with loggias, which are integrated into the facade. The apartments vary from 85 to 220m². Thanks to the core typology, there is room for adapting the homes in the future.

ZuidKade is part of the broader transformation of De Zuid, where the port is developing into a lively, mixed urban district. LEVS is partly the coordinating architect here and partly responsible for its own designs. In 2013, we made the structural design, which includes several plan sections. After the realization of ZuidDuin and ZuidHaven, ZuidKade is the third plan section being realized.
