Embodied carbon overview

  • The building targeted BREEAM Excellent throughout the design and construction process, informing material choices.
  • Enclave: Acton was delivered using off-site volumetric modular construction through Vision Modular Systems. This method reduced material overuse and site-intensive operations, contributing to a leaner construction process. In addition to a shorter programme and increased build accuracy, the volumetric approach enabled improved technical performance across acoustics, thermal efficiency, and waste reduction when compared with more traditional construction methods.
  • The terracotta panels were supplied by NBK Terracotta and the brickwork by S.Anselmo. Both materials were selected for their finish and life cycle characteristics. They provide resistance to extreme temperatures, weathering, and corrosion, supporting performance throughout the building’s life cycle.

Operational emissions overview

  • The scheme incorporates Air Source Heat Pumps and photovoltaic panels to meet on-site energy demands, with performance monitored through integrated building management systems.
  • The building has a predicted operational energy consumption of 81.45 kWh/m2/yr and is expected to achieve a site-wide carbon reduction of 53 percent.

  • The facade design was informed by the robustness of the selected materials and the implications for ongoing maintenance. The manufacturing and finishing techniques of the terracotta and glazed brick support ease of maintenance over time.
  • The panelised terracotta system enables individual panels to be replaced if required.

Afterlife

The amenity floors and public house have been designed with floorplates that can be adapted or reconfigured in response to future requirements.

The terracotta and glazed brick are clay-based products that can be recycled at the end of the building’s life cycle.
