Enclave: Acton is a 32-storey co-living tower in North Acton, London, comprising 462 studio apartments. At 106 metres, it is the tallest volumetric building in West London. Designed by HTA Design and delivered by volumetric developer Tide alongside its off-site manufacturing company Vision Volumetric, the project continues a long-standing collaboration with operator Outpost Management, following the delivery of Enclave: Croydon.
The building occupies the former site of the Castle Pub, anchoring a prominent corner plot within the wider regeneration of the Old Oak and Park Royal Opportunity Area in West London. By contributing a new residential typology to North Acton, Enclave: Acton combines high-density living with shared social infrastructure.
Programme and living model
The scheme provides 462 smart studio apartments, each averaging 22.5 square metres. The residential offer is supported by approximately 1,500 square metres of shared amenity space, reinforcing a co-living model that balances private accommodation with communal facilities.
Form and facade
The building is composed of two connected volumes rising to 27 and 32 storeys respectively, each distinguished by its cladding expression. The massing responds to the diamond-shaped site geometry, resulting in a slender vertical profile that contributes to the evolving North Acton skyline.
The facade draws on material cues from both the former pub and Enclave: Croydon. Warm glazed terracotta tiles are paired with aluminium infill panels and polished glass-reinforced concrete elements. Glazed bricks are arranged in faceted compositions with deep reveals, introducing texture and shadow while reflecting daylight. This facade language continues up the tower, unifying the building’s mixed uses.
Design approach and interiors
HTA led the interior design of both the apartments and shared spaces. The interiors reference the Arts and Crafts character of the former Castle Pub alongside the nearby BBC Television Rehearsal Rooms from the late 1960s. Basket-weave patterns, detailed joinery, and a palette informed by mid-century modern colour tones are combined to create a cohesive interior language across homes and amenity areas.
Shared spaces and landscape
Resident amenities extend to a rooftop terrace with panoramic views, complemented by enclosed sunrooms that support year-round use. At ground level, a structured landscape strategy defines the building edge, using clear-stem planting and raised planters to shape the public realm and activate the street frontage. A re-provisioned Castle Pub is integrated into the base of the building. Its inclusion acknowledges the site’s history and contributes to street-level activity.
Simon Toplis, Partner at HTA Design, said, “By reinstating the pub and introducing a first-floor public function room with independent access, Enclave: Acton strengthens its role as a community hub.” He described the triangulated plan as a response to the challenging site, integrating shared amenities with varied studio layouts, while the glazed brick references historic public houses.
Construction and delivery
Enclave: Acton was delivered using advanced volumetric modular construction, involving the off-site manufacture of fully enclosed structural units assembled on site to form the finished building. It was completed in 18 months and demonstrates the application of off-site manufacturing at significant height and scale within a dense urban context.
