Embodied carbon
The project uses a large timber structure made primarily from BauBuche, which stores biogenic carbon and generally has lower embodied emissions than an equivalent steel or reinforced-concrete structure.
Operational Emissions / Energy
The building was designed to the BEG 55 Efficiency House standard, with high-performance glazing, integrated solar control and external electrically operated shading to reduce heating and cooling demand. A hybrid heating and cooling ceiling system using Climaline Hybridair, together with modern building-management controls, improves the efficiency of the building services. A 126 kWp rooftop photovoltaic system, daylight-optimised offices and the central atrium further reduce energy consumption and grid reliance.
Service and maintenance emissions
The building uses durable structural materials—timber, aluminium—which help reduce the need for replacement over the building's lifespan. The accessible suspended ceiling system allows building services to be maintained and adapted without major intervention, and the modular timber and facade construction supports repair and replacement of individual components rather than wholesale reconstruction.
Afterlife
The building's flexible office layout and adaptable building-services systems also allow spaces and systems to be modified over time.
