Richly appointed, our client’s condo on Nicollet Island presented the opportunity to create an atmosphere, spaces to display their art collection and a highly detailed primary suite.  JMAD JMAD JMAD JMAD Architect James McNeal started with the stair railing that connects the upper floor to the suite. The suite was tight on space, so we wanted to use details that would open up the space without eliminating any. Since the tub takes up so much space, we decided to make the tub an art and water feature - with a hand-carved dragon serving at the helm. The residential area where the site is located abuts a high-speed motorway in the Nishi ward of Niigata, Japan. The area was embanked with concrete retaining walls over 50 years ago and with age, these walls have weakened. Our design approach to alleviate the stresses incurred by these walls was to reduce the soil inside the site and convert the space into a courtyard. We chose to create a scenic space within these walls for the generation to come, who will inherit this site for the next 50 years.     By removing the soil and freeing up the space to create a new basement, a new benefit revealed itself. This single family residence near the Japan Sea is designed for sustainability and functionality with a feeling of family at its center. This single-storied home has a roof and exterior covered in glass fiber shingle that mimics the surroundingmountains and provides protection from the seaside winters. Strategically structured space has well placed openings for top light, and using window breezeways along the south and north to avoid air stagnation. The interior is pleasant with natural light and cool breezes-- especially welcomed in the hot and humid summer. CONTEXTThe apartment is located at Nepean Sea road, one of the more upmarket localities of Mumbai. With a square foot area of 5000 sft spread over two floors we could dedicate the entire living room to open up to the stunning Arabian Sea view.DESIGN CONCEPTThe layout of the apartment is basically a duplex with a double height entrance lobby leading to the Living, Dining, Kitchen and Guest bedroom on the ground floor and the Bedrooms and the Entertainment room on the upper floor. DESCRIPTION OF PROJECT We were engaged to design a family home for the Tangs, a family of 4. They have 2 children in their teens, and their needs were simply to provide for a comfortable and modern abode that would allow for their family to spend memorable times and stay closely knitted.
