Mynt merano rooms – How to revitalize a vacant historic arcade houses in the historic city center?
The Mynt Merano Rooms project is located in the historic city centre of Merano in Italy. The existing building had stood empty on the upper floors for decades and was uninhabitable. In addition to the dilapidated wooden beam ceilings, the existing lighting situation was a particular structural challenge. On the narrow, long plot, the flats in the front half of the building were orientated towards the alley, while the rear flats were only lit via a light well and the communal stairwell. The building is located in the 16th arrondissement of Paris, on an atypical plot created by the early 20th-century opening of Rue Thiers, where a small corner garden once stood. The building comprises 5 residential units totalling 500 m² and two office spaces totalling 1,000 m², for a combined floor area of 1,500 m². The design favors sobriety and dialogue with the existing post-Haussmannian fabric. Rather than maximizing the buildable envelope allowed by planning rules, the project deliberately steps back to preserve the visual legibility of the neighboring 19th-century building's gable wall. Close by Giardini Margherita, in a great value building, our work has involved an apartment resulted by a fractionation with the scope of a new layout for the resulting spatial configuration. On the same floor, in the past, a dwelling and a dental clinic coexisted covering 300 sqm. The entire laboratory and part of the dwelling, previoulsy totally inhabitated by the mum of the client, have became the new home of a young couple. At the end of the works mum and daughter share the same floor with a fair split of sqm for the two indipendent apartments.
