Upper West Side Brownstone

We retrofitted this Upper West Side brownstone for a multigenerational family:  renovating the entire building, restoring the period details, excavating the cellar for additional head height, adding extensions at the roof and the rear yard, and inserting an elevator.  Jason Schmidt Jason Schmidt   Jason Schmidt Jason Schmidt Each extension added a double-height space to the house, creating a spatial dynamism that's rare in brownstones. Sagaponack Renovation

In Sagaponack, New York, PJCArchitecture developed a master plan to transform a traditional, coastal spec house into a new modern home designed for comfortable living and entertaining. The original floor plan consisted of three combined volumes with pyramidal roofs, yielding a series of disconnected spaces across varying levels that lacked cohesion and flow. An initial renovation, undertaken many years ago, sought to reconfigure and modernize the interior. The renovation was the first attempt to create a more cohesive plan. Using reclaimed wood for the siding and trim work juxtaposed to the stucco wall treatment and steep roofs, we created an old world looking rambler. The roofs hang low to help anchor the house into the land. The interior has comfortable north woods vibes with a show stopping wine cellar. Williamsburg Outside Restaurant

This commission has been very particular given the specific characteristics of the site and the particular contextual situation of COVID 19. It was a great challenge to solve the project by conditioning it to the sanitary ordinances that had to respond to open spaces with social distancing.  The proposal not only had to adapt to these conditions, but also because it was a space annexed to a restaurant located right in front of its façade, it needed to have a strong identity that would speak for itself and be the visible face of the restaurant. Daarbast Cafe

Daarbast Café is about 376 square meters. The main goal of its interior design is creating social interaction among people. The possibility for establishing other branches of the café in future was considered in order to fulfill the owner’s request. Scaffolds are used as the main structure of design which grants an identity to the space. A part of the exterior wall is destroyed to benefit from sun light and natural views. The scaffold provided the context in which we could increase the area of the space and create visual transparency.
