West 83rd Street Townhouse

The challenge of transforming a narrow, historic townhouse on New York’s Upper West Side into a modern, open space inspired us to reinterpret the loft concept, resulting in a vertical loft that seamlessly connects both horizontal and vertical planes. Beatrice Pediconi Beatrice Pediconi By designing the grand staircase as a fluid, serpentine coil, we created a dynamic passage and light well that unites the spaces with openness and continuity. The design incorporates honest, contemporary materials, while a new addition houses a private entertainment lounge with uninterrupted views of both north and south Manhattan. Beatrice Pediconi Beatrice Pediconi The result is a spatially continuous home that feels expansive de... More

East Broadway Residential Tower

For this project, we were hired as design architects to create the facade and overall identity for the new Seward Tower at 222 East Broadway. Caption Caption Our goal for this project was to soften the imposing nature of high-rise architecture, ensuring that the design blends seamlessly with the surrounding neighborhood. Moving beyond the conventional grid façade, we introduced diverse scales and proportions, transforming the tower into a balanced vertical village—echoing the character of a classic New York City block. West 57th Street Apartment

Our clients sought to enhance efficiency and introduce warmth into their spacious two-bedroom apartment on West 57th Street. The challenge was to create a seamless layout that maximized open views of the Manhattan skyline while ensuring a timeless and inviting atmosphere, often absent in high-rise apartments. Beatrice Pediconi   Beatrice Pediconi Beatrice Pediconi Beatrice Pediconi   To achieve this, we positioned the kitchen and living area at the heart of the apartment, reducing hallways and optimizing room size and circulation. A warm, textured material palette contrasts with the apartment’s floor-to-ceiling glass walls and surrounding New York City skyscrapers. Venetian plaster walls, paired with o... More

East 72nd Street Apartment

Our design for this Upper East Side apartment focused on creating an open and efficient living space, enhancing spatial continuity within the historic pre-war layout through a bright yet minimal material palette. By reconfiguring the existing floor plan, we connected the kitchen and dining area to the living room, which overlooks Madison Avenue with partial views of Central Park. A former maid’s room at the rear was expanded into a third bedroom with an en-suite bath, improving both functionality and flow. The apartment’s design is unified by soft white walls and oak wood elements, prominently featured in the built-in cabinetry and doors, creating a warm, cohesive aesthetic. Throughout the space, a herringbone white oak floor... More

East 78th Street Townhouse

This project involves a complete gut renovation of an existing 4-story townhouse, along with the addition of a fifth floor and a 12-foot rear extension. Our clients, who had previously lived in a downtown loft, sought to recreate a similar open and airy feel for their new Upper East Side townhouse. In response, we designed a vertical loft that offers a dynamic, modern living experience, contrasting with the traditional horizontal layout they were accustomed to. The vertical loft features interconnected rooms that seamlessly flow into one another, with sliding panels providing privacy when needed. The design emphasizes connectivity, with an open staircase linking the various levels. To reinforce the loft concept, we minimized full-height wa... More

Tribeca Duplex Penthouse

This duplex apartment in Tribeca offers breathtaking views of the Hudson River and the downtown Manhattan skyline. Our design sought to preserve the original layout’s open, airy feel while providing privacy for a family of four with two young children. To make the most of the panoramic city views, the layout is carefully organized along the perimeter, with storage and secondary spaces integrated into the apartment's core. On the lower floor, the bedrooms and family area are centered around a compact storage volume. On the upper floor, the entry, living room, kitchen, and dining area create an open, flowing layout, with the study and entertainment areas separated by a continuous storage spine. A wide staircase opening enhances the co... More

West 67th Street Apartment

When our clients purchased the apartment, it required a substantial renovation to suit their functional needs and accommodate their growing family. Their vision was clear: they wanted an open, flowing space while preserving the original architectural details that defined the apartment’s character. To maximize the space, we positioned the kitchen within a niche that naturally connected to the living areas, creating a loft-like arrangement. We thoughtfully wrapped the kitchen around an awkwardly placed riser volume, carving out private areas within the larger open living spaces. Throughout the project, we carefully restored and preserved many of the apartment’s original features, which were important to both our clients and us.... More

Grand Street Loft

From the outset, our clients' needs were clear: they had purchased a loft with no walls and wanted to maintain its open, airy feel. However, they still required a kitchen, two bedrooms, and two bathrooms to make the space functional. We found the perfect solution with a single, bold gesture. By introducing a central freestanding volume to house the kitchen and bathrooms, we were able to meet their requirements without compromising the loft’s open layout. The surrounding spaces flow seamlessly around this central core, whose walls do not touch the ceiling or perimeter walls, preserving a sense of continuity and enhancing the loft's original, expansive character.   Beatrice Pediconi Beatrice Pediconi Beatrice Pedicon...
