Situated in the heart of the ZAC Niel development in Toulouse, France, the collective housing project creates 212 homes with ground floor commercial spaces.  The site, between the river and the hills, has been occupied since Neanderthal times, bringing a tangible richness to the place. It is also a meeting place of diversity, in its social, functional and built forms. This project is the last construction phase of the ZAC Niel development area. The district of Les Arènes in Toulouse is organised around its transport hub and a public high school. The site is easily recognisable, with the presence of the “Cristal” building, commonly known as the “Barre des Arènes” block, which is 51.5 metres tall and 230 metres long, towering over the neighbouring buildings since its construction in 1961. The mixed-use eco-district “Cartoucherie Wood’art” ist built on a former industrial site on the left bank of the Garonne. Together with Seuil Architecture, we have built a complex with flats, shops and a hotel on a 13,000 m² site. On the edge of the public square and lined by the tram axis, the hotel tower sets a clear accent in the new district. Behind it, on the quieter west side, two residential complexes rise on a plinth with shops and public facilities. The lush green gardens on the roof of the plinth are visible from the square and provide common meeting spaces for the residents. A housing development that seeks to optimize the living conditions of each of its cells. The whole is broken down to prioritize the meeting with the domestic rather than insisting on the abstraction of the idea. A complex of four independent but conceptually connected volumes (A, B, C and D) arranged around a semi-private garden. A formalizes the street leading to it, its volume exaggerating the perspective. B is detached, in the middle; it has to reflect light inwards. C twists its volume to construct the corner. D is lower (three storeys) and light.
