El encargo fue diseñar una casa de tres niveles, con las áreas sociales en el último nivel para tener así la mejor vista hacia la playa y los dormitorios en los dos primeros niveles. As the title suggests, following the client´s requirements, we designed a permanent house which is to be lived in all year round. For this reason, when it came to design, we paid attention not only to the interior spaces´ thermal insulation for extreme climate, but also took care that the private spaces maintain privacy and peacefulness. We looked for warm spaces, well illuminated and protected from the wind and/or the sea breeze during the winter season but without losing track of the idea of spacious social spaces, open, airy and with a direct spatial relation between the interior and the exterior. The project is located in plot B-14 in Las Lomas del Mar beach, Km. 120, south from Lima. The land´s area is of 312.28 m². The house has two façades orientated to the west and to the east, with a difference of 3m between one and the other. To the north we find a house adjusted to fit the topography of the land and an empty plot to the south. The house´s design, to start with, suggested two spaces which were to arrange the different spaces, to articulate and relate them. This was done though two voids in the form of courtyards: a central courtyard and a lateral one. The Project consists of five floors and a parking in the basement, with a total of 7 apartments in there, divided in 4 flats and 3 duplex with views to the main avenue. The entrance to the building is through the reception area, where the waiting room, principal ladders, elevators, and the basement access.
