Jam Factory Penthouse

InsideOut was appointed for the refurbishment of this 105 sqm penthouse in the converted Hartley Jam Factory in Bermondsey. The apartment is located on the top floor of the roof extension, enjoying a roof terrace and fantastic views of the city, but suffering from wear and tear of a basic developer fit out.  

The clients approached InsideOut to improve the quality of finishes and detailing throughout as well as improving the efficiency of the open plan spaces and circulation.

The additional of access between the two bedrooms created a dedicated dressing room for the master that doubled as a second bedroom when required and the inclusion of an acoustically performing pocket door meant that absolute privacy was maintained when guests were in residence. A slice of bespoke European walnut joinery cuts across the apartment creating the unifying element throughout the spaces, and appearing across the open plan kitchen/living/dining and central, rooflit hallway.

Space was borrowed from the existing large master bathroom to transform a poorly detailed wetroom into a second bathroom, and the master bath was transformed into a calming, dark en-suite with fitted mirrored joinery, a wet room shower and underfloor heating throughout.

Trapa timber flooring has been installed throughout the property, including flush minimal stair nosings, creating a seamless finish throughout. A  Crittal steel frame glazed screen and pivot door protect the open plan space from the fire lobby while allowing greater visibility, depth of space and light from the roof terrace to stream throughout the apartment.

The refurbishment worked to improve the finish and functionality throughout the apartment, but the bespoke white washed birch plywood ceiling throughout the open plan spaces became the focal point of the project.  

This ceiling allowed us to hide services while increasing the sense of height within the space, but most importantly it emphasised the spectacular views of central London.

General Brief:

The clients contacted InsideOut wanting to refurbish their penthouse apartment, located in

the 2003 roof extension of the Jam Factory.

Their major requirements included:

  1. Improve quality of finishes and detailing throughout
  2. Create additional access between master and second bedroom, effectively turning it into a dressing space
  1. Addressing the inefficient layout of the open plan kitchen/living/dining
  2. Adding additional storage throughout the flat through a number of bespoke joinery pieces
  1. Add a guest bedroom

General Specification (works, finishes etc.):

  1. Pronorm kitchen
  2. Trappa timber flooring throughout apartment – except bathrooms (via Havwoods)
  3. Crittal steel frame glazed screen to separate the open plan kitchen/living/dining from the protected means of escape while allowing light from the openable skylight and roof terrace access to benefit both spaces
  1. Bespoke white washed birch plywood timber fin dropped ceiling in open plan space, allowing us to hide services and increase the perceived height of this space and further emphasise the spectacular view
  1. Bespoke European walnut joinery, kitchen and wall/ceiling panelling throughout the centre of the flat, creating a unifying element in all adjacent spaces.
  1. A dark and calming ensuite with walk-in shower, extensive bespoke mirrored joinery and underfloor heating
  1. Maximised storage space in new Dressing Room, with grey stained louvred oak wardrobe
  1. Acoustically performing pocket door (from Accordial) between Master Bedroom and Dressing Space, to allow for guests and hosts to have absolute privacy when second bedroom in use
