The current Rivium business park, located on the outskirts of Capelle aan den IJssel, is known as a traditional office park. However, the area with a view of the Rotterdam skyline is going to change significantly in the near future. The municipality and various real estate owners are working on the development of a new vibrant city district where living and working come together. On behalf of Magis Vastgoed, we are designing one of the major transformation projects in the area: transforming an existing office plot into a lively residential and working environment.

The design is one of the large-scale plans being developed along the Rivium Boulevard. The various development quadrants are situated along this boulevard. Within the quadrant, we are following a design strategy in which a closed building block serves as the basis.

This building block has been strategically left open in certain places, creating openings from the inner area to the boulevard and the park behind it. Various volumes and towers with a diverse residential program will be situated above the plinth. In the heart of the block lies a two-story parking garage with a shared inner courtyard above it.
