18 KWR

Besides sustainability, we target to create a smart and healthy working environment. Smart Office App returns control to occupants and allows them to personalize their work environment.

 

18 KWR adopts no podium design, which is unusual for HK commercial development. Most of the ground floor spaces are used as greenery and passage connecting to the future promenade. There are setbacks at four sides of the site, setbacks from King Wah Road is even more than 9m, which improve the spatial experience along the street. 

 

We have adopted an aerodynamic building form to reduce the building mass and enhancing the airflow around the building. 

 

Double low-e glazing is selected after considering Hong Kong’s climate and also the energy consumption of centralized air-conditioning in office building.

 

In planning stage, we struggle for the balance between the beautiful harbour view and the glare of afternoon sun from the same direction. Double layers of solar fins are therefore adopted. The profile of the top layer follows the sun path and is slightly dipped down. It increases its function by screening off the low angle afternoon sun while reducing the building bulk of projection. The low layer effectively screens off the high angle morning sun.
