A cultural anchor and low-carbon catalyst in Montreal’s quartier des spectacles

Located at the crossroads of Sainte-Catherine and Saint-Laurent—once the heart of Montreal’s Red Light district—Le 2-22 represents a pivotal act of urban regeneration. Designed by Ædifica in collaboration with Gilles Huot Architectes, the six-story, 41,000 sq. ft. building transforms a long-vacant corner lot into an active cultural hub within the Quartier des Spectacles. The programme accommodates CIBL radio studios, contemporary art galleries, creative offices, the Regroupement Pied Carré, a research centre for visual arts, and rooftop event spaces with sweeping views of downtown.

A high-performance double façade

A defining feature of Le 2-22 is its double wood-and-glass envelope. The façade combines an interior laminated timber curtainwall with an exterior layer of low-iron glass held by a finely detailed structural frame. This assembly provides significant thermal buffering, reducing heat gain in summer and improving occupant comfort in winter. The ventilated cavity between layers drives natural stack ventilation, moderating airflows and limiting reliance on mechanical cooling.

The architectural expression with faceted glass panels that refract daylight creates a constantly shifting transparency that animates the building’s presence in the urban landscape. At night, integrated LED systems transform the façade into a luminous marker, further enhanced by a kinetic light programme.

Energy efficiency and passive strategies

The building incorporates a high-performance envelope, optimised glazing ratio, and strategic daylight penetration that allows interior programmes of galleries, studios, and offices, to operate with reduced artificial lighting for much of the day.

A white, solar-reflective roof mitigates heat-island impact while improving thermal stability within the upper floors. Mechanical systems operate through high-efficiency heat recovery units and modulating controls, significantly lowering energy consumption. The building was also designed with flexible floorplates, allowing spaces to adapt without structural changes, supporting long-term resilience and reducing future renovation waste.

Supporting active mobility

Recognising the importance of accessibility and sustainable transportation, Le 2-22 integrates multiple features that encourage active mobility. Cyclists benefit from dedicated parking and support facilities, while proximity to major public transit lines including the Saint-Laurent metro station and multiple bus routes reduces reliance on private vehicles. Wide sidewalks, transparent ground-floor façades, and street-oriented programming contribute to a safer and more inviting pedestrian experience.

Material responsibility and long-term durability

Material selections emphasise responsible sourcing, longevity, and low maintenance. The laminated wood interior façade and interior timber elements are sourced from certified forests, while the structural system employs locally produced steel and concrete. Finishes were chosen for their durability in high-traffic cultural environments, reducing the need for replacement and limiting life-cycle impacts.
