Urban context and intent
The building is located within a suburban residential fabric characterized by fragmented plots and limited spatial continuity. Rather than treating the site as an isolated object, the project interprets the plot as part of a wider urban system, aligning with neighboring buildings and reinforcing the street as a shared civic space.

Transitional zones between public and private realms are carefully articulated, extending sidewalks into a covered commercial gallery and culminating in a stepped northern access that functions as circulation, seating, and a small urban auditorium. This approach positions the building as an active contributor to public space rather than a passive residential volume.

Design and visual outlook

The Aurora 10 Building seeks to address limitations typical of this development type by reinterpreting the plot in a way that responds to surrounding conditions and existing visual alignments — at the same time, it establishes continuity with present and future interventions and contributes to public space.

Although the program requires a highly rationalized layout, the treatment of the main facade softens its monolithic presence through a nuanced play of light and shadow. Vertical panel rhythms intersect with the horizontal expression of the balconies, creating a dynamic relationship that shifts with changing light conditions while referencing the vertical characteristics of dense, consolidated urban streets.

In many suburban contexts, “public space” has been limited to residual areas between scattered buildings. In response, the project proposes a building that is aware of its context and actively engages urban space by extending its multifunctional program into transitional zones, enhancing shared areas that blur boundaries between street-facing public realms and private plot space.

The building’s design — particularly the staircase emerging from the northern block — establishes a recognizable landmark that engages the surrounding urban context and culminates at street level. A systematized plan prioritizes efficient use of space, avoiding complex geometries to maximize usable area and allowing for an adaptable additional space within the three-bedroom apartments.

The common areas are designed with care, reflecting their role as the first point of contact for residents and visitors. Inspired by Azorean vernacular architecture, the three-bedroom apartments incorporate a flexible space near the entrance and circulation zone that can function as a study, workshop, library, office, or be partitioned for storage, laundry, or pantry use. This adaptability supports a wide range of domestic needs and contributes to everyday living quality.

Interior spaces use simple geometries to support efficient layouts. Finishes include local woods such as oak and chestnut, with Estremoz marble used in wet areas. Projecting balconies and recessed glazed openings form an integrated glass facade that maximizes views while supporting privacy and reducing solar gain.

Material strategy


The project prioritizes material proximity, durability, and construction efficiency. Locally sourced granite, domestic oak and chestnut, and Estremoz marble reduce transport emissions and support longevity. A regular, systematized structural grid avoids complex geometries and unnecessary material use. Standardized systems such as plasterboard and MDF enable efficient construction and potential disassembly. While a full life-cycle assessment is pending, these choices position the building within a comparatively low-carbon framework for suburban housing.

Design strategies emphasize envelope performance and efficient building systems. High-performance ETICS (external thermal insulation composite system) insulation, recessed glazing, and projecting balconies reduce solar gain while optimizing daylight and privacy, limiting heating and cooling demand. High-efficiency heat pumps provide heating, cooling, and domestic hot water, reducing reliance on fossil fuels and aligning operational energy use with Paris Agreement–consistent thresholds, without claims of carbon neutrality or on-site energy autonomy.

Durable finishes such as ceramic tile and stone in common areas reduce replacement cycles and maintenance. Mechanical and electrical systems prioritize efficiency and reliability. Apartment layouts allow residents to adapt spaces over time, accommodating changing needs without major construction — this approach helps to extend the building’s functional lifespan by supporting circularity through adaptability.

Integrated urban character

The Aurora 10 Building seeks to give the street a more urban and integrated character, using light and form to transform the lot into a lightweight, abstract volume set on a base of locally quarried granite. Through a design that balances technical rigor and spatial expression, the project emphasizes the relationship between building and street. Aurora 10 both occupies the site and contributes to urban life, with a design that helps inform future interventions at the neighborhood scale.
