Ballard Yards is a six-story mixed-use development located in the heart of Seattle’s Ballard neighbourhood. The area is defined by its maritime history, industrial roots, and growing urban vibrancy. Developed by Carmel Partners, the 116,000-square-foot project includes 171 residential units above 6,000 square feet of retail and has achieved 2 Green Globes certifications (New Construction, 2022) for its commitment to sustainability, efficiency, and healthy building operations.

Context and design approach

Positioned at the junction of NW Market Street, Ballard Yards benefits from its proximity to the Ballard Locks, Golden Gardens Park, and the neighbourhood’s walkable core. With a Walk Score of 97 and Bike Score of 98, the development emphasises a transit-oriented lifestyle that reduces dependence on cars.

The design reflects Ballard’s layered identity, where contemporary architecture meets an industrial past. The street frontage is activated by retail tenants, enhancing the pedestrian experience and supporting local commerce. Above, the residences range from compact studios to two-bedroom units, each designed to balance privacy, functionality, and access to daylight. Amenities include a fitness centre, community lounge, creative workspace, courtyard, and a 3,000-square-foot rooftop terrace with views toward the Olympic Mountains and the working waterfront.

Sustainability and performance

Ballard Yards’ sustainability strategy is central to its design, earning the project two Green Globes certifications for new construction. The building was conceived to balance environmental responsibility with long-term operational efficiency. Its high-performance envelope reduces heat loss and solar gain, while low-VOC finishes and energy-efficient glazing improve indoor air quality and occupant comfort. The mechanical systems use high-efficiency HVAC units, LED lighting with daylight sensors, and low-flow plumbing fixtures, achieving an estimated 30% reduction in energy use compared to ASHRAE 90.1 baseline standards.

The landscape design incorporates native and drought-tolerant plant species, minimizing irrigation needs and promoting local biodiversity. Water conservation is further supported through efficient irrigation systems and reduced potable water consumption. Mobility and accessibility are integral to the project’s environmental performance, with secure bike storage, electric vehicle charging, and immediate proximity to public transport options that encourage low-carbon commuting.

Art and urban identity

Public art plays a defining role in the project’s identity. Seattle artist Sarah Robbins created two large murals with one depicting an orange octopus and the other a deep-sea diver. The murals animate the eastern and western façades.
