BPTP’s 26,781-square-foot workplace in Noida translates the real estate developer’s long-standing commitment to sustainability into a contemporary employee experience.

Located close to the Okhla Bird Sanctuary, the workplace draws inspiration from its natural setting. The design does not attempt to recreate the sanctuary indoors. Instead, it interprets its qualities through natural light, greenery, organic textures, and a material palette that creates a sense of calm and connection.

The relationship between sustainability and well-being shapes the workplace at both a spatial and technical level. Work areas are planned around access to daylight, while air management systems, circadian-responsive lighting, ergonomic furniture, and smart environmental controls support healthier indoor conditions and more efficient operations.

The workplace also moves beyond conventional desk-based planning. Work cafés, breakout areas, lounges, meeting rooms, and informal gathering spaces create a varied environment where employees can choose settings according to their work and energy throughout the day.

Nature becomes part of the workplace narrative through a sculptural tree installation at the centre of the office. Artwork referencing birds, water, skies, and the nearby sanctuary extends this connection throughout the space, creating moments of visual discovery without becoming overly literal.

Technology is integrated into the experience through touch-free systems and smart workplace tools, while brand touchpoints connect the physical environment back to BPTP’s identity.

The result is a workplace where environmental responsibility and employee experience are closely connected. Sustainability is not treated as an additional layer. It shapes the light, air, materials, movement, technology, and atmosphere of the workplace.

In doing so, the project gives BPTP’s values a physical presence: a workplace that feels healthier, more connected, and more purposeful because of the way it was designed.
