Introduction

Swajan Banker’s Community is a pioneering project redefining senior living in India. Designed as an ecosystem where ageing is celebrated rather than endured, it blends the warmth of hospitality, the assurance of healthcare, and the comfort of home. Set within a serene landscape in Padra, Gujarat, the project is conceived as a model of dignity, independence, and well-being for senior citizens.

By borrowing from the language of resorts while embedding medical infrastructure at its core, Swajan becomes more than just a housing project—it is a new typology for the future of ageing, where residents are treated not as patients but as valued guests.

Client’s Brief

The client envisioned a radical departure from conventional senior housing models. The brief called for:

A nurturing environment where seniors can live independently with dignity.
Integration of healthcare and household assistance into daily life.
Multi-unit residences designed for accessibility, comfort, and luxury.
Shared amenities fostering interaction while preserving privacy.
Sustainable architecture with eco-friendly practices, from solar energy to EV infrastructure.
A spirit of hospitality as healthcare—a retreat-like setting rather than an institutional facility.
Concept

Swajan repositions senior housing as hospitality-driven healthcare. Instead of sterile corridors and isolated units, the project offers courtyards, gardens, yoga halls, libraries, and community lounges—spaces that encourage interaction and joy.

Key ideas include:

Sustainability: Rammed earth, local stone, solar power, rainwater harvesting, greywater recycling.
Accessibility: Wheelchair access, anti-skid flooring, grab rails, lifts, emergency call systems.
Community Living: Common spaces for recreation, wellness, and social exchange.
Healthcare Integration: On-site medical clinic with telemedicine, diagnostic facilities, and 24/7 emergency response.
Technology: Smart home automation, climate control, and telemedicine systems.
The design seeks to heal not just through medicine, but through environment, nature, and belonging.

Spatial Organisation

Residential Units: Fully furnished, cross-ventilated, climate-controlled homes with private gardens/terraces. Designed for accessibility with anti-skid tiles, wheelchair-enabled toilets, grab rails, and emergency systems.
Community Spaces: Library, yoga & meditation halls, community dining lounges, therapeutic gardens, and multipurpose activity halls.
Healthcare Facilities: Centrally located clinic, diagnostic spaces, telemedicine rooms, and emergency care within immediate reach.
Landscape Integration: Open courtyards, walking trails, and meditation zones connect residents with nature, offering therapeutic benefits.
The architecture is consciously low-rise, earth-toned, and horizontal, avoiding the clinical verticality of hospital towers.

Materiality & Detailing

Rammed Earth Walls: Thermal comfort, tonal variation, visual warmth, and low embodied energy.
Local Stone & Timber: Rooted in regional craft, reducing footprint and celebrating cultural context.
Exposed Concrete & Natural Finishes: Contemporary yet timeless, pairing raw honesty with warmth.
Sustainable Systems: Solar-powered common areas, EV charging, rainwater harvesting, and greywater recycling.
Home Automation: Integrated smart systems for security, lighting, climate, and health monitoring.
Design Process

Research & Planning – Consultations with geriatric and healthcare experts, site analysis for orientation, light, and ventilation.
Architecture – Zoning for privacy and access, low-rise forms, landscape-integrated planning.
Interior Design – Ergonomic furniture, natural textures, warm palettes, modular layouts, intuitive circulation.
Healthcare Integration – On-site clinic, telemedicine infrastructure, emergency response systems.

Experience

Life at Swajan is envisioned as a continuum of hospitality:

Residents wake up to gardens instead of hospital wards.
Movement flows through courtyards, not corridors.
Dining happens in warm lounges that echo the intimacy of a retreat.
Every corridor opens to light and greenery.
The architecture acts as an invisible host, supporting independence while assuring security. It does not just house people—it heals them.

Sustainability

Passive Design: Orientation, shading, cross-ventilation reduce reliance on mechanical cooling.
Active Systems: Solar power, energy-efficient lighting, EV infrastructure.
Water Management: Rainwater harvesting and greywater recycling sustain the community.
Local Economy: Reliance on regional labor and craft strengthens cultural and economic roots.
Impact

Swajan Banker’s Community demonstrates how architecture can transform the narrative of ageing. It bridges residential living, healthcare, multi-unit housing, and hospitality into one cohesive model.

It challenges the binary of senior living as either clinical institutions or luxury resorts, instead offering eco-conscious, empathetic, and dignified living.

As a prototype for the future of senior care in India, Swajan shows that the final chapters of life can be written not in dependency, but in independence, wellness, and joy.

(~400 words)

Swajan Banker’s Community redefines senior residential living by merging independence with dignity. Each residence is designed as a fully furnished, self-sufficient unit, ensuring seniors experience both comfort and security within a nurturing environment.

Residences are conceived as homes first, care facilities second. Every unit features cross-ventilation, anti-skid flooring, wheelchair-enabled toilets, grab rails, and smart home automation for lighting, climate, and emergency response. The aim is to foster an environment where seniors live with autonomy while being supported by invisible layers of care.

The low-rise residences are oriented to private gardens and terraces, promoting a strong connection with nature. Interiors adopt warm finishes, ergonomic furniture, and modular layouts that simplify daily living. Corridors open into landscaped courts rather than isolated passageways, encouraging natural light, ventilation, and interaction.

Local stone, rammed earth walls, and exposed concrete create a grounded yet contemporary palette. These materials not only provide warmth and durability but also connect residents to the region’s cultural and environmental context.

Living at Swajan offers choice and independence. Seniors dine in communal lounges, walk barefoot in therapeutic gardens, or retreat into their private spaces with ease. The environment transforms ageing into an experience of wellness and joy rather than dependency.

By focusing on design elements that are safe, intuitive, and empathetic, Swajan Banker’s Community sets a new benchmark in residential design for senior citizens—independent living that feels like home, yet with the reassurance of care.

3. Architecture & Interior – Healthcare

(~400 words)

Swajan Banker’s Community merges healthcare and residential living into a seamless whole. It is designed as a healthcare-centric ecosystem that provides seniors with medical assurance while preserving dignity and comfort.

The guiding idea was to position hospitality as healthcare. Instead of clinical environments, the design employs therapeutic landscapes, courtyards, and lounges that naturally support wellness. Medical care is not an add-on, but an inherent, integrated layer of the community.

A fully equipped on-site clinic with diagnostic and telemedicine facilities.
24/7 emergency response systems embedded into every unit.
Barrier-free access with anti-skid flooring, grab rails, and intuitive circulation.
Telemedicine capabilities linked with smart home systems for real-time monitoring.
Natural, non-toxic finishes, warm color palettes, and soft lighting create calming interiors. Rammed earth and stone provide durability while maintaining a therapeutic atmosphere.

Residents experience healthcare not in sterile settings, but in spaces that feel like resorts—yoga and meditation halls, healing gardens, and community dining spaces that encourage emotional and physical well-being.

Solar energy, rainwater harvesting, and passive cooling ensure the healthcare facilities are energy-efficient and environmentally responsible.

Swajan establishes a new typology where senior care is embedded within design itself. It transforms the perception of healthcare architecture by prioritizing empathy, accessibility, and holistic well-being.
