Located in a place of urban growth in the city, this project has the purpose of offering spaces adapted for a family where the children have become adult young persons, with activities and diverse interests and for such motive they took part actively in the development project.
Orientation, climatic considerations and functional differentiated areas are the premises of design in this house, the living room is suppressed as a coexistence area and switched for a multipurpose common area - terrace and lounge - in order that every member with his friends or in family would enjoy holidays and reunions with fullness independence from the rest of the house.
Special consideration in adequacy of spaces to daily activities of his dwellers and the response to cultural and environmental features of Yucatan, where the outside and the terraces are recurring elements in local living, reflected in the historical architectural development through courts and gardens integrated to closed spaces.
The different conditions of activities between children and parents required a design that allows to have in the same residence spaces perfectly delimited for the needs of each one but also spaces that promote family connivance and activities, this is accomplished through an evident zoning into two main areas, social and familiar. The first one is conformed by the social area, which entering through the principal access leads to discover a contemplative garden opened towards the terrace, swimming pool and lounge bar. The familiar area is generated from a stonewall that extends towards the terrace and defines the access to this section that comprises two levels that include the family room and master bedroom downstairs and three bedrooms upstairs. Both areas are articulated inwardly by the kitchen turning this area into the neuralgic spot of the spaces distribution in the house, which also has a direct access from the garage that allows the family members a direct route to the family zone avoiding the social area.
Thermal isolation in all areas is achieved by double walls with inner polystyrene, roofs of slabs of polystyrene and a void ceiling which generates significantly lower energy levels, along with that in the family area - divided into ground floor and upstairs - it has a high efficiency central air conditioning system which allows to have a permanently controlled temperature in this area. In the social and services areas the thermal isolation prevents heat gain and maximize the orientation and design keeping spaces shaded and opened to the prevailing winds accomplishing temperature and comfort levels that rarely requires an artificial weather systems support.
