Dubai Villas Masterplan

Dubai Islands Masterplan is a leisure-led development rooted in the geography and sensory culture of the Emirates. Sited on a stretch of coastline outside the established urban core, the masterplan organises a mixed-use community around a single guiding principle: that architecture, landscape, water, and light should work together to produce not just a place to inhabit, but an experience to live through. Villas, branded residences, a hotel, venues, and shared garden infrastructure are distributed across four zones — each distinct in program and typology, all united by a continuous landscape that dissolves the boundaries between them.

Climate as a design principle: Dubai sits within one of the planet's most demanding climatic zones — arid, intensely sun-drenched, and swept by hot winds from the desert. Every decision regarding form, orientation, and materiality was conceived to transform these conditions into allies of human well-being. The proximity to the Arabian Gulf is not merely a scenic asset but a fundamental climatic resource: it moderates temperature extremes, introduces humidity into the parched air, and generates the coastal breezes the project is designed to capture and direct.

Between Wadis and Horizons - a Project in Dialogue with the Desert and the Sea: Solar orientation is a guiding principle across all typologies — each building is positioned to maximize shade during peak heat hours. Pergolas, movable louvers, and panels filter direct radiation while animating the façades with ever-changing patterns of shadow throughout the day. Green roofs, climate-adapted vegetation, and water features reinforce this logic, reducing heat absorption and generating a cooler microclimate at the pedestrian level — an architecture that performs with intelligence in one of the world’s most extreme environments.

Variety in Unity - One masterplan, many layers: Despite its scale and typological diversity — spanning apartments, villas, a hotel, food and beverage destinations, and amenities — the development reads as a single, coherent world, held together by a consistent set of principles: the primacy of landscape, the logic of natural circulation, and the constant dialogue with the site. Sinuous pedestrian pathways inspired by the organic geometry of the Emirati wadis connect the zones at gate level, weaving through terraced gardens, water features, and communal plazas, while a central boulevard acts as a view corridor that organizes the relationship between the built masses and the horizon beyond. It is a project shaped by the logic of nature — vast and varied, yet recognizable as one.

ZONE D: Residential building - A Life Above the Landscape: Zone D is the masterplan's branded residential building — a multistory tower accommodating 68 units across eight floors, ranging from two-bedroom apartments to four-bedroom homes, all set above a ground-level amenities floor with shared spaces, such as library, kids zone, gym, and wellness area, that serves as the social heart of the building.  Throughout, the façade is articulated by louvers, pergolas, and panels — references to traditional Arab latticework translated into a contemporary architectural language — extending the living space outward and creating a continuous relationship between interior comfort and the landscape beyond.

ZONE E: Villas -  Embedded in the Landscape: Zone E is the masterplan’s villa precinct — 41 units distributed across five typologies, from the four Front Row Villas positioned directly on the beachfront to the more compact two-bedroom configurations. Throughout, topography serves as both a spatial and a privacy tool: the difference in level between the gate level (+4.60m) and the upper terrace (+9.64m) creates natural screening between pathways and private patios, ensuring that every villa feels simultaneously embedded in the landscape and sheltered within it.

ZONE F: HOSPITALITY - a Curated Experience: Zone F is the masterplan's hospitality anchor — a hotel totaling 89 keys across six typologies, each designed to offer a distinct spatial experience. Wellness, pool sequences, and contemplative water features are woven into the guest journey from arrival, and every suite, pathway, and terrace is composed to reveal carefully framed views of the sea and the sunset, ensuring that the horizon is never merely backdrop, but always the living center of the experience. 

F&B: Spaces for Every Gathering: The food and beverage program is conceived as a network of experiences distributed across the development, each responding to a different moment of the day. The Clubhouse serves as the community’s informal social hub; the Family Restaurant anchors all-day dining for residents and villa guests; and within Zone F, the hotel’s program rises through a Specialty Restaurant opening toward the sea, a Pool Restaurant and Bar at the water’s edge, and a Sunset Rooftop Bar at the summit.
