The development is a high-density, contemporary, mixed-use precinct that will form a central node to the Fairground district.
The urban design ideas are based on the town planning principles of mixed-use, connectivity and an integrated open street designed around a clearly defined public domain.
A medium-density residential development is established along with the complementary social amenities in a compact, mixed-use settlement being serviced by a supportive infrastructure. A core value of the precinct development is taking ownership of the existing and future Fairground district’s urban fabric, by focusing pedestrians along movement channels or corridors that will invariably aid the integration of the socio-economic environment. The public domain is configured around the internal vehicular and pedestrian streets with the piazza at the centre of pedestrian movement.
The urban form ensures a safe and secure environment for residents, tenants and visitors. Adjacent buildings are grouped in form in ‘superblocks’ to take advantage of the shared semi-public spaces by increasing the size of the courtyards. The increase in visual depth through the use of shared semi-public spaces provides a baseline for architecture that is both sensitive and responsive to an urban environment. The ‘Fairground Mixed Use Precinct’ is the densification of the city fabric into a contemporary mixed-use precinct.
The design intervention aims to create a spatially coherent sense of place within a densified proposed context. It is an intervention that is based on the town planning principles of ‘New Urbanism’ namely, mixed-use, connectivity and an integrated open street designed around a clearly defined public realm.
