The new Findomestic Headquarters in Florence, located in the former FIAT industrial area of Novoli and designed by Progetto CMR in partnership with Mantero Associati, represents a major urban regeneration project that integrates architecture, nature, and community into a LEED Platinum-certified landmark.
Spanning 30,000 sqm across five levels for approximately 1,300 workstations, the architectural project addresses the relationship between the urban grid and the adjacent Novoli Park. Along the street, a solid white plaster façade acts as an acoustic barrier against urban noise, interrupted by a central opening that leads to a large internal courtyard. Inside, glazed façades, loggias, and connecting bridges organize the circulation and optimize natural lighting.
The space planning prioritizes flexibility and integrated services. The interior features open-plan workspaces, 57 meeting rooms, a modular Learning Center on the first floor, and a 204-seat auditorium suspended over water at the main entrance. The ground floor concentrates shared amenities around the central courtyard, including a restaurant, café, gym, bank branch, retail space, co-working area, and medical center.
Integrated environmental strategies informed the design process from the initial stages. The project incorporates over 4,000 sqm of green space connected to the public park, high-performance envelope insulation, rooftop photovoltaics, advanced HVAC systems, low-emitting materials, and sustainable water management systems. The result is an energy-efficient workplace that integrates private corporate functions with public urban space.
