The original house (c.1980) was a 1,000 sq ft, one-bedroom cottage with a breezeway connected to a garage.  The house, less than 100 feet from the water, sits up on the dune, with the garage a full story lower at street level below.

While the property, the view and immediacy of the bay were the obvious attraction, the buildings were a series of additions that didn’t add up.

The solution was to place a middle building between the house and garage connecting the two structures into an integrated 2,300 sq ft 3-bedroom, 2 bath home.  To resolve the level differences of the site, a new entry was created by slicing into the garage’s roof, creating a midlevel entry with stairs up to the house and down to the garage space, with an additional loft bedroom in the garage’s attic.

Architectural features:

The east side was opened up with large sliding glass doors facing the bay.

Door from the master bath leads to a private outdoor shower.

Open public room with dining table flanked by the kitchen on one side and a gas burning fireplace on the other.

A study was created to act both as a den for TV watching away from the main space, and an office when the owners are working from home.

White oak floors and ceilings, smooth white walls, and painted cabinets add to the feeling of spaciousness and casual comfort. Windows and doors are sized and placed for views, light, and connections to the outside, while a number of skylights bring in light to further render the interior space and balance the light.
