AN OFFICE BUILDING LIKE A MULTI-LEVEL GARDEN
The new project by Mobius Architekci proposes a redefinition of the office building concept. It is not only a place to work, but a space where architecture and greenery form a single organism. The building mass, cut, shifted and rotated off axis, becomes an architectural metaphor for movement and change while also providing real value for users: terrace spaces, natural light and access to vegetation on every floor.
The Mobius Architekci studio, led by Przemek Olczyk, developed the concept for a new four-storey office building with an area of 2,500 m². The building will be constructed in Chełmno, with completion planned for 2027. However, the project is not a typical commercial development. Its essence lies in the dynamic form of the architecture and the integration of nature into the workspace.
Green terraces and dynamic platforms
The central element of the design is a series of platforms shifted in relation to one another, which together form the entire mass of the building. Each of the four levels rests on a terrace extending beyond the footprint of the floor below. Their layout is not repetitive. It changes, rotates and shifts. As a result, the building appears almost in motion, as if captured mid-frame during a dynamic rotation around two axes.
The contrast between simple geometric forms and the rhythm of these shifts means the building never looks the same. Seen from different perspectives, it creates constantly changing compositions. This effect of “cutting” and layering the platforms gives the structure a strong architectural expression that distinguishes it from conventional office developments.
An office building as a multi-level garden
Just as important as the dynamic form is the concept of the terraces. Each floor will be surrounded by a green platform directly accessible from the office space. Instead of traditional balconies or symbolic greenery, the architects opted for full-scale terrace gardens. These will include not only low vegetation and grasses but also planters designed for tall trees.
Openings have been planned within the platform slabs to allow the planting of larger specimens while also bringing daylight to the lower levels. As a result, the green floors will not serve merely as decoration but as real usable spaces for relaxation, outdoor work or informal meetings.
This solution reflects a broader trend of bringing nature into everyday environments, not only in residential buildings but also in commercial spaces. Introducing greenery in the form of terraces responds to the expectations of contemporary users who seek contact with nature even at work.
Function and materials
The elevated ground floor has been designed as an exhibition space, a showroom, which opens to its surroundings thanks to its generous height and glazed façades. The three upper levels are intended for office use, while the technical facilities are located on the top level.
Materials play an important role in the project. The ground floor will be finished with ceramic elements shaped as truncated cylinders, while the upper levels will be wrapped in expanded aluminum mesh. This creates a clear architectural layering. A solid ceramic base contrasts with the light, openwork structure above.
Large areas of glazing will fill the façades. The window systems were individually designed to emphasize the transparency and openness of the building. Thanks to panoramic views and direct access to the terraces, the interiors will flow naturally into the surrounding environment.
Between function and representation
The office building in Chełmno is an example of architecture that goes beyond purely utilitarian goals. On one hand, it responds to functional needs by providing modern office space and a showroom. On the other, it acts as a statement of a new approach to commercial architecture. Here the building gains a representative character. Rather than relying on excessive monumentality, it introduces energy, freshness and the symbolic presence of nature into the context of industrial halls through the dynamics of its platforms and the integration of greenery.
Mobius Architekci present a concept for an office building that exceeds the limits of pure functionality. Shifted platforms, green terraces and light-filled interiors create a structure that has the potential to become one of the most distinctive commercial developments in the region.
