Adaptive reuse transforms a panel building into Hungary’s first smart kindergarten

Designed by Budapest-based Archikon Architects, Gyöngyszem Kindergarten is Hungary’s first smart kindergarten, transformed from a panel building with sustainable solutions.

From single-storey prefab to smart kindergarten

Built in the late 1970s, the ten-storey panel residential buildings of the Gyöngyösi Street housing estate in Budapest’s XIII District surround a tree-lined green promenade. These prefabricated “panel houses” (panelház in Hungarian) were mass-produced concrete apartment blocks built across eastern and central Europe from the 1960s until the 1980s. Along the promenade are a number of small retail buildings, a nursery, a kindergarten, and a school — including Gyöngyszem Kindergarten.

The kindergarten is housed in what was originally a single-storey prefab structure with a central corridor, flat roof, and panel frame. Over time, the building had fallen into a state of disrepair. The XIII District Municipality chose to renovate and extend the deteriorated building because of a number of design limitations: inadequate room sizes, a lack of shared spaces and connections, multiple unclear entrances, poor accessibility, and outdated mechanical and energy systems.

The project’s goal was to create a harmonious environment that could house an institution focused on sustainability and digital development, providing the most modern tools for education and growth — a so-called “smart kindergarten”.

Transformation into a two-storey school

The renovation transformed the single-storey building into a two-storey kindergarten, with the additional upper floor bringing the gross floor area to 2,860 square metres. The two levels are linked by gallery-style spaces that open across both storeys, drawing in daylight and serving as generous areas for community activities and gatherings. In addition to ten group rooms, dedicated development and activity rooms support movement, creative projects, cooking, and individual or group skill development.

Staircases from the galleries lead into interiors animated by playful, block-like furnishings that echo children’s building toys. The entrance is clearly marked with a vibrant enamel artwork, continuing the Hungarian tradition of integrating fine art into architecture, while natural light highlights the arrival space.

Sustainability and smart systems

Sustainability upgrades included added insulation, modernised mechanical and ventilation systems, energy-efficient lighting, and green roofs. Smart systems include building automation and digital access control, allowing efficient management of lighting, heating, and security. These upgrades support both sustainability goals and a safer, more accessible environment for children and staff.

The renovation of Gyöngyszem Kindergarten is an example of forward-looking adaptive reuse, showing how even a panel-built institution can become a sustainable, energy-efficient, and playful environment — one that also supports a uniquely modern smart educational programme.
