EagleBurgmann is one of the most innovative providers of industrial sealing technology worldwide. As part of developing a green and leading corporate future, the company decided to comprehensively modernize and expand its headquarters in Wolfratshausen. The construction project pursued two central objectives: creating a work environment that fosters communication and collaboration, and achieving ambitious sustainability goals.

Sustainability as a Guiding Principle
The environmentally friendly energy concept – in collaboration with ATP sustain – enables long-term climate neutrality. Improving the energy standard from GEG to an Efficiency Building 40 reduces operational CO2-emissions by 56% – a total of 762 t (148 kg CO2e/m2) after 50 years of operation. To reduce the CO2 load related to building materials, a timber construction method was used for all non-load-bearing exterior walls. A 132 kWp PV system on the roof and facade ensures a consistent energy yield throughout the day.

However, the heart of the building lies underground. An innovative geothermal system utilizes the constant temperature of the ground to efficiently heat the building in winter and cool it pleasantly in summer. The heat pump ensures a nearly emission-free operation and reduces the energy demand to a minimum. The sustainable energy concept is complemented by a modern ventilation system with heat recovery.

Agile and Flexible Workspaces
The office concept is tailored specifically to the needs of the 340 users, supporting agile, interconnected work. The standardized layout provides clear orientation and high flexibility: Each floor contains modules with open-plan workstations and individual offices for executives. The central focal point of each floor is the multifunctional central zone - a lively meeting and exchange area.
A particular emphasis is placed on the acoustic optimization of the workspaces. High-quality system partitions, acoustically effective ceiling sails, and sound absorbers in the furnishings ensure that focused work is possible at all times despite the open structures.

Forward-looking Flexibility
The office concept was designed from the outset to be able to "grow" with the company. An extension by one or two building blocks is just as possible as the connection of existing structures. In addition, the increased room height on the ground floor allows for future use as a congress or event area.
