M2K Corporate Park

M2K Corporate Park

Design Forum International as Architects

Located in the heart of Sohna in Sector 51, Gurgaon, M2K Corporate Park & Shopping Plaza is sited, visibly in the vicinity of some of the most sought after luxurious residential townships. The complex offers close proximity to major schools, colleges, industrial hubs, offices, medical facilities and malls for convenience. Spread across 4 acres, this development offers retail cum office and commercial spaces housing several shops, an anchor store, food courts, restaurants and other leisure activities for the people in the vicinity.

Deep research into M2K’s business elements and unique culture enabled DFI to build on the client’s vision for the best user experience and the need to enhance innovation and collaborative entrepreneurialism across all its business units. The design locates the full spectrum of retail and corporate facilities in this seven storey tower. Its exclusively designed shopping complex occupies the first two floors, and the offices on the others. Surrounding the central atrium are 1,31,000 sq.ft. of retail shops, restaurants, and leisure facilities including a gymnasium, spa, and swimming pool, exploiting views of the landscaped terraces.

The M2K Corporate Park Shopping Plaza is a manifestation of the vast functional complexity and elements of luxury taking shape in the form of a perfect complex while initiating a new corporate philosophy of work and play. Catering to its context, the design has been conceptualized on the lines of how human beings are evolving with the advancing times, while creating a landmark in the dynamic work environment. With a 150 m long façade exposed to 12-metre-wide road, the building stands out attributing to its corner location. The complex seems to be woven inside the adjoining housing colonies on two sides. Allowing easy access to the pedestrians, this side of the building does not have a defined gateway. The pedestrians can hop in from anywhere, conceding more percolation of the pedestrian movement.

Conceived with the principle of sustainability, the complex has a well-designed atrium and boulevard, landscaped pedestrian Plaza with a sit-out area, with styled courtyards and aesthetically designed interiors. The building has a unique two atrium concept, catering to retail spaces below and a majestic 9-meter-wide atrium spanning the M2K office on the top floors. With the entrance directed towards north, the complex makes use of optimum daylight throughout the year. The pedestrian plaza has been oriented in a southwest direction, thus allowing for warm winter afternoons. The design enhances user comfort, bolstering common spaces to create more points of convergence and grandeur. The shops on the west have been designed to connect the inside atrium with the exterior plaza, featuring an expanded indoor-outdoor promenade that is a centrepiece of the design.

Passive design techniques have been brought to bear the ventilation in the building. The roof above the atrium shields the space from the sun. Since the top floor is not lined by walls on the sides, it allows the hot air to move out of the building. Fresh air gushes in through the numerous openings on the ground floor level, thus creating a funnel effect in the atrium, and facilitating a cool environment.

The movement is very well-defined. The vehicular traffic is channelized on the rear side, which lets on an even movement without any conflicts. A straight ramp allows for a smooth entrance and exit for vehicles with two-level basement parking space. The Corporate Park also has separate entry and exit gates for the corporate units. Pedestrian access for retail area is free from the west side, not restricted by any boundary walls. This three-dimensional connectivity is further emphasized with a separate passages and lobbies for retail and corporate spaces.

Its spacious layout is systematically spread over the entire area in grid design with large floor plates. With best in class facilities, the complex contains lobbies, public spaces, car parking up to 500 cars, well-furnished public rest rooms, retail offering perfect combination of an ideal business centre and shopping centre. Facilitating low maintenance, the base of the building is done in sturdy, solid granite crawling up to the second-floor level. A more delicate material has been used on the upper floors to provide a façade that is fluent and smooth. The glass façade has been broken into 2 parts, marked by a textural difference in the treatment of both glass surfaces. A rhapsody in glass and chrome is a tribute to the art of modernism a glistening symbol of the changing corporate landscape.
