Departments south of Mexico City

RECON arquitectura as Architects

The site is located south of Mexico City, near the convergence of two of the most important avenues: Insurgentes Sur Tlalpan and Viaduct, near the exit to Cuernavaca.


The area is characterized by a volcanic stone floor very tough and many slopes, in the case of the site, a drop of more than 5 meters between the extremes. Another feature is the narrow street that is developed with only 6 meters wide.


Traditionally, the Colony Chimalcoyotl, used to be a traditional village outside the city, territorial expansion and densification of the population, the area is now part of Tlalpan, one of 16 that make up the Federal District.


Being an area that is being integrated into the city, there is a great variety in the type of construction of single-family homes, condominiums, apartment buildings, commercial, office and multifamily.


The challenge was to design a building particularly attractive enough for occupants, with traditional touches that were not aggressive to the neighborhood or neighbors, while not perceived as an imposition on the area, but as a pretext to improve visual quality and add value to the area.


One solution was to separate the building from the boundaries to visually reduce the height and not cause too much shade for the neighbors, this allowed us to create a natural lighting and ventilation in all spaces and avoid using air conditioning or heating, as well as points provoking view of Mexico City and especially north of the Popocatepetl and Iztaccihuatl and south to Mount Ajusco.


The building's ground floor and six levels containing 11 apartments in total with 5 variants of distribution, each apartment has 2 bedrooms, bathroom, lounge / dining room, kitchen and laundry facilities, ranging from 49 to 70 m2, on floors 5 and 6, 3 penthouses located on two levels each with private roof garden.


GENERAL PROGRAM:


Ground Floor: parking for 9 cars, pedestrian access, garden, lobby, elevator and stairs.


First Level: Parking for 5 cars, apartments type 1, type 2 apartments, private garden, elevator and stairs.


Second Fourth Level: Apartment Type 1, Type 2 apartments, elevator and stairs.


Fifth Level: bedroom area apartment type 3, 4 and 5, elevator and stairs.


Level Six: apartment type 3, 4 and 5, elevator and stairs.


Roof: Garden apartment types 3, 4 and 5, engine room, water tanks and gas tank
