The site slopes off Orange Grove Road and Fernhill Road towards adjacent lots. The proposal was designed to take account of the existing topography, resulting in a portion of the basement being considered as a single storey from the lower side. The design intention was to reconcile what is a substantial apartment building with neighbouring individual houses.
