Conversion of an existing building, currently used as a shopping mall into a sustainable and innovative (groundbreaking) office complex that will function both as a landmark and as a hub of revitalization and development for the wider region.
The building will be accredited with a LEED Certification. The property is owned by PRIMALAFT ATHENS S.A. (100% subsidiary of PREMIA PROPERTIES).
The new office Development wishes to be an example of a sustainable and bioclimatic office building that aims for zero energy consumption and waste while creating a comfortable and healthy space for its users.
The new office complex aims to be an example of an architecture that is committed to health and comfort of users, by places that meet the physical and emotional needs of users, buildings that not only prevent us from getting sick but also generate health.
The existing façade is defined by a series of contrasts (introversion of external aspects and extroversion of internal aspects, closed exterior aspects and transparent interior, discontinuity with the urban fabric and continuity of the interior spaces, functional integration of interior corridors and lack of purposeful usage of the peripheral exterior corridors)
The design approach takes the existence of said various contrasts as inspiration, and uses them as a compositional point of reference to evolve and design the new façade, to create the building’s new shell.

The tools of SUBRTRACTION and ADDITION (‘APHAIRESIS & PROSTHESIS’), two approaches which are by definition contradictive, will be the primary tools for the resolution of the contrasts of the existing façade.
SUBTRACTION and ADITTION (‘APHAIRESIS & PROSTHESIS’) are the compositional tools while at the same time the concept of a (bar)code is the ultimate compositional reference for the organization the of the façade.
Having the materials, the geometry and the new points of interest for the new façade of the existing building as the ultimate reference, the design of the façade of the new building, chooses to use materials correlative to the materials used in the existing building in order to produce a cohesive whole, with complementary materiality and homogenous color choices.
Each material from both buildings preserves its materiality and autonomy but all together they produce a uniform and cohesive whole.
The continuity and discontinuity of the materials, the transitional zones and the creation of two parallel levels of greenery, one on the entrance level (low) and one on the roof level – terrace (high) in both buildings, allow for visual continuity between the two buildings with a key difference in scale and geometry.
