CORE Architects Inc. as Architects

The subject site is located on the north side of Kingston Road, west of Highland Creek, it is currently occupied by two 3-storey commercial buildings.  The site is generally flat until the ravine limit, where it slopes dramatically towards the ravine.

The proposed designed is an 11-storey mid-rise building with 168 residential units and office space at grade.  The absence of any neighbouring buildings to the rear of the property removed the need for any 45-degree angular planes.

This allowed the design to evolve into two rectilinear stacked volumes; a 5-storey brick framed podium which will contrast with the glass-and-spandrel window wall of the upper volume which is setback from Kingston road.

At the rear of the site, the development will be setback approximately 30 metres from the existing property line. As part of the conveyance of the natural area to the Toronto Regional Conservation Authority (TRCA).  The rear of the building features a curvilinear element within the podium that echoes the contours of Highland Creek below.

The base with include the residential lobby entrance, office space, and five integrated 2-storey townhome units and a fitness studio.  A partial 12th storey will provided an indoor amenity area as well as access to the rooftop terrace.
