Promenada II: A Recipe for Calm

Promenada II is a concept design of a boutique hotel proposed by Archmondo. Planned in Wladyslawowo, a popular Polish seaside destination, the building is conceived as a year-round hotel combining apartment, dining and leisure functions under one roof. The project continues the studio's collaboration with the same client and develops the architectural ideas first tested in the completed Promenada aparthotel — a building that has since found an appreciative audience both in Poland and abroad.

Constraint as Character

The governing ambition was disarmingly pragmatic: to make rational use of everything the site had to offer, within the limits the plot itself imposed. The building's form is the consequence of those spatial decisions and a direct answer to existing conditions. The building’s architecture works with simple means, drawing its character from proportion, rhythm and detail.

At the client's request, the elevation facing the main thoroughfare was designed as a solid wall. This move shields the interior from the acoustic pressure of pedestrian and vehicular traffic at the height of the summer season. What began as a necessity has been turned into the building's strongest visual statement.

That plain frontage is interrupted by a single circular opening which is a nod to the maritime and sailing context of the coast, and the hotel's most immediate mark of recognition. The motif is taken up again in the rounded balcony screens, which soften the regularity of the façade's divisions. Lightness is achieved through generous glazing and by setting the ground floor back from the storeys above. This transparent base opens the restaurant onto a garden conceived as an interpretation of the Baltic dune landscape. The planting around the building was developed in collaboration with the award-winning landscape studio topoScape.

The elevations are composed of regular divisions, finished in perforated metal panels that lend the façade a subtle variability, shifting with the light and the angle of approach. The proportions of these elements return in the vertical brick bond used to clad the balcony screens. White underscores the timeless dimension of the architecture and reinforces the coherence of the Promenada brand.

In Dialogue with Its Predecessor

Promenada II enters into dialogue with the earlier investment, maintaining continuity of intent whilst developing it under different spatial conditions. Archmondo’s goal was a building with a character of its own — restrained in expression, responsive to the specific nature of this coastline, and free of the randomness that surrounds it. The studio set out to propose a contemporary, measured form, proving that even amid the spatial chaos of Baltic resorts, it is still possible to build order and harmony.
Programme

Promenada II will comprise 21 apartments ranging from approximately 27 to 42 square metres, alongside a restaurant, reception, children's play area and a spa. Public functions occupy the ground floor, apartments the upper storeys, while the basement accommodates parking and a leisure zone. The use of parking platforms allowed the required number of spaces to be provided on a restricted site. The additional floor height this demanded made room for a wellness area with a swimming pool, salt cave, saunas and gym. A roof terrace with sauna and jacuzzi completes the leisure programme.
