The courtyard of this Modernist 36,000 sf apartment building opens to the vibrant Venice Boulevard. It engages the street and mitigates the impact of the massing. Balconies carved into the façade insulate residents from the street activity and shield the interiors from intense sunlight on this south-facing sight. The 3-story building features 38 apartments providing cross-ventilation ideal for the area’s temperate climate. Interiors are designed to usher in natural light with high ceilings and clerestory windows, visually extending the open space. Linear kitchens complement the loft-like living units which are mostly one-bedroom. Exterior materials such as corrugated metal, smooth plaster and dark Trespa underscore the clean lines of the architectural design. Tall green screens provide a vertical landscape element to the urban setting. To conserve water usage, grounds are xeriscaped around hardscaping also designed by Kanner Architects.
