In 2007 Make were commissioned to produce an extensive masterplan for a new stadium for Tottenham Hotspur Football Club and its wider environs. The entire scheme includes a state-of-the-art 58,000 capacity stadium, offices and facilities for the Tottenham Hotspur Foundation, a club museum and shop as well as up to 200 new homes, a 150 bedroom hotel, a supermarket and a major new public space. A key objective is to create a scheme which will be a flagship for comprehensive regeneration of the wider area, attracting investment and securing significant long-term benefits for the local community.
The mix of uses ensures the area will remain active and vibrant 365 days a year, even on non-match days, resulting in an increased number of visitors and the generation of new economic activity.The approach to public space has also been a core element of the scheme which locates the stadium on the High Road, creating a dynamic and easily accessible street-level environment. The scheme respects and enhances the setting of a collection of existing locally and nationally listed buildings, providing them with a new rear context that forms the frontage to the club shop. An exceptional public square above this provides a safe and attractive communal area which becomes a focus for events and activities, further animated by shops and restaurants at the lower level. In addition a comprehensive transport strategy ensures ease of movement to, from and around the stadium.
Careful consideration has been given to the phasing and delivery of the stadium, ensuring that the club is able to remain where it is even during construction. The change from the old to the new stadium is scheduled to take place over the course of one season with no reduction in capacity during that time.The masterplan has been developed into a full detailed planning application. Make are currently involved with the design of the hotel, residential scheme, club shop and offices and the supermarket, within the overall masterplan. Full planning approval on this hybrid application was given in September 2010.
