Designed by Königsberger Vannucchi, HY Pinheiros is a mixed-use development in the Pinheiros district of São Paulo. Developed through a partnership between Hines Capital and construction firm Porto Ferraz, the project responds to the demands of contemporary urban workplaces while strengthening the relationship between the building and the public realm. Anchored by a LEED Gold-certified corporate office tower, the development prioritises spatial flexibility, daylight access, and urban connectivity as part of its environmental strategy. Located on a sloping site between an industrial district and a residential neighborhood, the new Sûreté du Québec police station in Waterloo is conceived as a compact, specialized civic building whose roof functions as a fifth elevation. The program brings together administrative areas, officer services, investigation spaces, and a detention sector, each requiring strict security, confidentiality, and acoustic separation. The building settles into the topography with a restrained street facade while opening toward the landscape.
