The house is designed as a two-level volume that faces the lagoon and beach front of the condominium. The first level, containing the entrance, parking, and private bedroom area, is visually below the boardwalk level and is conceived as a solid concrete base that emerges from the ground. The Frame House, located in Piracicaba, Brazil, is actually a renovation project. We transformed the previously vacant front area into a terrace with a lounge area and an integrated pool connected to the indoor living space of the house. In this process, the facade underwent a complete overhaul, removing the existing wall and creating a new structure through the combination of the garage layout, the pool, and the upper terrace. Five large inverted beams structure the 12-meter-wide span of the roof of the central area of ​​the house – the gallery – where most of the family’s collection of paintings is located. It is a meeting space that integrates several functions: living, dining, kitchen, balcony and garage. Given the limited frontage for this apartment building, the organization of the façade becomes a critical design solution for providing adequate light and ventilation, outdoor spill-outs and giving the building it’s identity. Located in a moderate climate zone and with a south facing frontage, the spill-outs of various apartments balance the depth of balconies with the winter sunlight into the rooms. This results in carving the deep balconies into a semi-circular form. The Eye – named after the way this building looks – is a reflection of its location, climatic considerations and the desire of the owner to build a marque office representing the corporate brand. Mostly wrapped with vertical louvers that shields summer sun without blocking the breeze and daylight, this envelop at strategic corners are cut open to expose the interior of the building -announcing its important uses to the outside world and to capture views of surrounding landmarks. A distinctive landmark, the Biyal-a Armstrong Creek Library and community hub plays an important role in establishing a sense of identity for the new Armstrong Creek Town Centre precinct and sets a benchmark for future development. The $21.8 million facility designed by Buchan spans 2,500 square metres across three storeys and contains more than 30,000 new books and resources, along with a children’s story time area, outdoor terraces and multipurpose and creative spaces.
