Our design for this Upper East Side apartment focused on creating an open and efficient living space, enhancing spatial continuity within the historic pre-war layout through a bright yet minimal material palette. By reconfiguring the existing floor plan, we connected the kitchen and dining area to the living room, which overlooks Madison Avenue with partial views of Central Park. A former maid’s room at the rear was expanded into a third bedroom with an en-suite bath, improving both functionality and flow. This project involves a complete gut renovation of an existing 4-story townhouse, along with the addition of a fifth floor and a 12-foot rear extension. Our clients, who had previously lived in a downtown loft, sought to recreate a similar open and airy feel for their new Upper East Side townhouse. In response, we designed a vertical loft that offers a dynamic, modern living experience, contrasting with the traditional horizontal layout they were accustomed to. This duplex apartment in Tribeca offers breathtaking views of the Hudson River and the downtown Manhattan skyline. Our design sought to preserve the original layout’s open, airy feel while providing privacy for a family of four with two young children. To make the most of the panoramic city views, the layout is carefully organized along the perimeter, with storage and secondary spaces integrated into the apartment's core. On the lower floor, the bedrooms and family area are centered around a compact storage volume. The Memphis, named and inspired by the Milan design style of the 80's, at 140 Charles Street is an example of a typical Post Modern building in Manhattan. When we first had a consultation with the Client, they wanted to do a minimal renovation. TriBeCa’s Vestry Street has a vast variety of facade configurations and building heights. Over the years, the district has evolved from textile trade to artists’ warehouses, and now, residences. Archi-Tectonics’ V33, a high-end residential condominium, unifies the historically varying building-fronts via a pixelated facade. The design team generated numerous pixelation patterns by overlaying Vestry Street’s varying facade levels. The resulting pattern is comprised of translucent stone and glass, which creates variable facade conditions throughout the course of the day. From the outset, our clients' needs were clear: they had purchased a loft with no walls and wanted to maintain its open, airy feel. However, they still required a kitchen, two bedrooms, and two bathrooms to make the space functional. We found the perfect solution with a single, bold gesture. By introducing a central freestanding volume to house the kitchen and bathrooms, we were able to meet their requirements without compromising the loft’s open layout. Corporate tenants in 589 5th Avenue, a 17-story mid-century building in Midtown Manhattan, now have new elevator cabs to complement their redesigned corridors and existing lobby. The cabs are clad with Banker Wire mesh, offering a sophisticated look with unmatched durability. For this project, Banker Wire’s DF-6 stainless steel woven metal mesh was the obvious choice. Three of the four elevators that were redesigned and clad in Banker Wire’s architectural woven wire mesh DF-6 are for passengers, and the fourth elevator is specifically for freight deliveries. Since 1982, Part of the Solution (POTS) has been assisting low income individuals and families by providing food, clothing, counseling and other supportive services in the Bronx, New York. In an average year, POTS provides aid to over 12,000 people, distributes over 400,000 meals and prevents evictions for over 150 households through legal representation. What began as a soup kitchen grew into a holistic, full service facility, addressing every aspect of life’s daily needs. With the economic recession at the time and increase in unemployment, POTS is essential to the Bronx, the poorest urban county in the United States. This Greenwich Village project combined two apartments in a landmark building on 5th Avenue from a prewar Art Deco apartment into a totally modern aesthetic. The program was an open lifestyle concept, yet has a separate kitchen, dining, and living facility, creating an overlapped juxtaposition. The challenges was pulling together two separate apartments into one and relocating the kitchen. Due to the kitchen relocation, we had to design wood cabinetry paneling to hide the air conditioning unit. To accomplish a sense of an open entry that was not too tight or uncomfortable, we designed a display wall that partially blocks the kitchen. This Tribeca Loft was completed in 2011 as a live/work & Gallery space for a renowned Korean artist. The 7300 square foot penthouse also has an additional 2000 square foot sprawling outdoor terrace. The residential side of the space was designed with the intent of entertaining, as well as being conducive to the young family’s modern, everyday life. Finding retail space in Manhattan is all about location. Once you find the perfect location, square footage is almost always sacrificed. This holds true when looking at this 325 square foot luxury salon in Tribeca. The client wanted her high-end and extremely exclusive salon to reflect her taste and finesse in styling talents in a glamorous atmosphere. This goal was achieved by using pragmatic spatial design with contemporary and luxurious materials. A major challenge was to overcome the limitations of this narrow space.
