The property is known as 26a Marygate, York. The property is located close to
the city centre and faces the city walls and Museum Gardens. The building was
constructed during Victorian period built over three storeys. In more recent
times the building has been utilised as offices, until last year when the
redevelopment took place.
Our client wanted a sympathetic redevelopment with a luxurious design detail
leaning to a modern mid century contemporary finish. The redevelopment had
no impact as the exterior of the building will remain unchanged to the front
elevation. Thus retaining the character and appearance of the conservation area.
The intention was to provide a high-quality development that will add to the
economic, social and environmental sustainability of York.
We created 3 No. two bedroomed flats, one per floor. The scheme has responded
to the nature of the existing building and designed to be accommodated within
the existing footprint. Most of the internal walls were largely non- structural,
which meant that we could work with layouts to provide quality accommodation.
Each flat consists of a living/kitchen area, bathroom, hallway, and bedroom with
master suite and an additional house bathroom. The apartments are named
after their surroundings the top floor (2 bed) – Garden View apartment, middle
floor (2 bed) – Museum apartment and ground floor (2 bed) - Gallery apartment.
All apartments were furnished and styled by JOAN for rental. Katie Allan from
JOAN explains - The brief for the furniture and styling was “contemporary but
classic, unfussy”. We wanted to enhance the individuality of the space and the
architectural features with a timeless, sophisticated scheme that injected some
personality into each apartment. We used bold, sculptural furniture and
accessories to create an interesting yet still minimal scheme in each apartment.
Bespoke beds and soft furnishings in carefully considered prints and fabrics add
texture and comfort.
