The planning and consulting firm CSMM has reached yet another significant milestone in the Munich building complex “Kustermannpark” with its innovative design for the gastronomy area. CSMM's holistic renovation concept envisions a user-centric restructuring of the majority of the approximately 80,000 square meters of existing floor area in downtown Munich. The recently completed transformation of the entrance foyer and former cafeteria has resulted in an immersive gastronomy area and has become the focal point of the entire space. This showcases a successful transformation of the building in spatial, design, and social aspects. The new foyer, now an integrated gastronomy concept, serves as a hub for communication and collaboration for diverse user groups. Despite taking up only half of the previous cafeteria space, the new gastronomy area seamlessly combines co-working, foyer, culinary delights, and workspaces in one location.
Following the completion of the kindergarten at Kustermannpark on Rosenheimer Strasse 118 in Munich, CSMM skillfully addressed the real needs of diverse user groups with a thoughtfully devised spatial design concept. The recently established gastronomy space in the foyer now stands as the building's multifunctional "social heart." Beyond serving as a guest reception area, it also serves as an informal gathering spot for the occupants of the building and as a space for meetings of varying group sizes. The open spatial design concept caters to a diverse user group, offering both communication and work areas in a cohesive setting.
The large cafeteria on the upper floor had been underutilized due to a perceived lack of comfort. CSMM’s approach involved physically linking the gastronomy space to the newly designed foyer on the ground floor. This strategic move freed up approximately 1,300 square meters of open space on the upper floor, thus presenting new leasing opportunities—all achieved without the need for expanding the building's overall volume.
CSMM reconfigured the building structure across the two levels and incorporated previously unused space into the newly created area. A luminous and open gallery seamlessly links the entrance to the newly leased area on the upper floor. The once compact entrance was transformed into a generous and inviting foyer, catering to both guest reception and as a meeting hub for company employees. Key to the design is the broad staircase crafted from light wood, offering expansive lower steps that double as seating. A Barista Bar forms a connection to the gastronomy area, while the recessed gallery introduces novel perspectives with its lounge-style seating and workspaces.
The foyer offers 57 mobile workstations, while the new cafeteria has 177, thus serving as an extension of the workspaces located on the upper floors. As they are available for use outside business hours, they align with the principles of New Work. The gastronomic area extends into the foyer, covering 520 square meters instead of the previous 1,300 square meters. It showcases a diverse range of spatial scenarios and furnishings, featuring well-coordinated colors, materials, and surfaces, along with a well-thought-out lighting concept. Smaller enclaves provide inviting spaces for focused work, away from one’s own desk.
