Reframing the Past: Adaptive Reuse for Student Living

The existing building was built as a hotel in the 1960’s and was bought by the University a decade later to become student housing. It contrasts strangely with its immediate environment, both in terms of the scale of the building and in the choice of materials and architectural expression. It was decided to bring the building to its framework and to rethink it from scratch.

The aims of the renovation are to simplify the existing volume, to optimize its envelope, to reorganize the internal spaces, to replace and upgrade all of its technics and finally to rethink its image.

Ground level:

The common entrance hall has been adapted to create a visual and spatial continuity with the exterior surroundings on the street and inside the block.

Studying rooms with abundant natural light and two studios adapted for persons with reduced mobility are settled at this level as well.

The external surroundings are redesigned to create a small entrance area, a “micro public space” acting as a transition between the street and the inside of the building.

Upper levels:

Collective kitchens are centralized on each level, next to the main circulation core. The views towards Mons Historical Centre and the bright red floor give a strong character to these “shared living spaces” encouraging the students to meet each other.

Rooms are carefully designed, wood paneling and integrated furniture create a warm and cozy atmosphere.

The composition of the facades respects the modular and serial character of the building’s function. At the same time its vertical composition creates a dialogue with the existing historical neighbours.

The projected construction system is 100% dry (prefabrication of the construction elements, dry assembly) in order to considerably reduce the execution time as well as reducing the nuisances arising from the building site.

The two projected materials, wood on the two main facades of the building and dark grey bricks on the two gables, contribute on the one hand to integrate the building in its close environment and on the other hand to mark its public and contemporary function in a respectful way towards its heritage context.
