Our design creates two new speculative office buildings which take advantage of the site’s location immediately adjacent to Reading station and the main lines into Central London. The first phase; No1 Forbury Place was completed in the summer of 2015 and was fully let to a single occupier prior to completion. Phase 2 of the new build development started on site in early 2016 and is scheduled to complete Reading’s newest urban district for owners M&G Real Estate and development manager Bell Hammer in the summer of 2017.
The scheme includes a double-height reception with high quality finishes which continue throughout the building’s common areas. The landscaped green spaces that border the building connect the buildings with the adjacent Forbury Gardens. This is reflected on the upper floors, where landscaped terraces overlook the gardens and beyond over Reading and the Thames Valley.
The sculpted form and massing of the buildings responds to the historic urban context of Forbury Gardens and the east and west façades are protected from solar gain by vertical blades, which twist to create a sense of movement as one passes the building. The design also incorporates a structural ‘diagrid’, the powerful diagonal form which gives the development a distinctive visual branding.
No1 Forbury Place was winner of the OAS Development Awards 'Best Development Outside Central London' 2016.
