MA | Morris Adjmi Architects as Architects

More than a decade after 250 Bowery ushered in a wave of upscale condos along the iconic post-industrial thoroughfare, MA has also designed its nearest neighbor, 260 Bowery.

While 260 Bowery's high-end collection of condos may appear to stand in sharp contrast to its sister structure, 250 Bowery, and the grit of the historic Bowery, its board-formed concrete façade and tilt and turn windows were inspired by traditional masonry buildings found throughout Nolita. The merger of these historic and contemporary styles are not opposing forces, but rather complementary ones—their coexistence creates a sense of architectural continuity within the rapidly evolving neighborhood.

260 Bowery’s address within the Special Little Italy District capped the new building’s height at 85 feet, but the infill structure still manages to make a statement. Below a six-story grid of floor-to-ceiling windows, a custom double-height square opening in the façade frames two levels of boutique retail space, creating a unique sense of transparency at the ground plane.

Within, condo interiors are light, airy, and loft-like, creating a sanctuary above the bustle of the Bowery below. Limited to just five residences, expansive floorplans provide each unit with multiple exposures and generous outdoor space. The top two floors house a lavish duplex penthouse with four bedrooms, four baths, and several outdoor spaces, including a private rooftop terrace. Below, floors 3-6 each feature a single three-bedroom, two-and-a-half-bath full-floor condo.

The master suite features terrace access, generous closet space that includes a walk-in, and a stone-clad bath with custom oak cabinetry, Calacatta marble countertops, Dornbacht fixtures, and glass-enclosed wet room with steam shower.
