HDG Architecture, in partnership with 4 Degrees Real Estate and TW Clark Construction, is pleased to announce the opening of 4 Degrees’ newly completed building renovation on the west end of downtown which totals approximately 14,500 S.F. of office and collaboration space as well as an additional 1,300 S.F. gym facility in the back for employees. 4 Degrees remains a company deeply committed to the growth of our community. With equally as committed partners, they are currently involved in 2 additional development projects on Spokane’s West end.
Renovations such as these, and specifically those that allow us to collaborate with individuals such as 4 Degrees who remain dedicated to investing in the growth of our community, give us inspiration for the future of our city.
Having designed the companies brokerage offices on 1st avenue 2 years prior, HDG was excited to hear that growth in the business had propelled them to outgrowing there 7,500 S.F. space and that they had acquired a larger building downtown with the desire to bring the companies property management division and brokerage offices together under one roof allowing for an increase in efficiency and level of service commensurate with the rate at which they, as a company, were growing themselves. HDG was able to work together with 4 Degrees to develop a program which allows for the privacy required by both arms of the company to function without sacrificing the collaborative nature in which they work. The renovation features an exterior feel breakout space complete with dramatic skylight and turfed floor allowing “patio” breaks year round. Elsewhere dispersed throughout the space there is a full kitchen including gas range, multiple individual breakout areas, a training/seminar area and a break-room complete with small kitchenette and full golf simulator. Rest assured, actual work is getting done too in the more than 50 offices and 5 conference rooms.
The renovation stripped the existing building down to the 4 exterior walls, a concrete slab and the roof, removing 60+ years of neglect in the process. As good stewards of the community, it was important for 4 Degrees to maintain the existing architectural character of the facade and building shell, but the company also recognized the importance of providing a building that understands its impact on the future. Major structural improvements were made and all new electrical was installed including the latest in LED technology incorporating occupancy and daylight sensored controls. New energy efficient glazing was installed on the 2nd avenue facing facade and major updates to the mechanical systems were made to ensure lasting noticeable performance benefits.
