Beside Breda Central Station in the south-western Netherlands, a once-neglected site has been transformed into 5TRACKS — a new district that shapes the city’s arrival with energy and distinction. Commissioned by Synchroon and J.P. van Eesteren and designed by Powerhouse Company in collaboration with Shift architecture urbanism, three expressive buildings form a unified ensemble where living, working, and hospitality come together.
With WELL Platinum certification and Paris Proof performance, 5TRACKS positions itself as a benchmark for healthy, future-oriented urban environments, anchoring the transformation with a contemporary character that reinforces the city of Breda’s identity.
Spatial positioning
The three triangular buildings — Platform_A, Platform_B, and Platform_C — define the urban edge along the railway. On the city side, the ensemble forms a solid urban front that integrates with the adjacent Central Station and courthouse while aligning in height with its surroundings. On the garden side, the stepped building profiles create a varied backdrop, dividing the green heart of 5TRACKS into a sequence of garden rooms.
Generous stairways connect garden and street, and the large central atriums function as meeting spaces for visitors and office users. Each building has a distinct tone within one color family, with earthy shades of deep red, soft cream white, and green gray.
Concrete base facades and window frames follow a ton-sur-ton palette so each volume reads as a cohesive whole. Patchwork facade compositions — with variations in brickwork, window scale, and reveal depth — create a layered expression while clearly identifying the trio as one architectural family.
Activating collective functions
5TRACKS activates the neighborhood with a mix of housing, offices, a hotel, and commercial amenities on both the street and garden sides. Platform_A includes a lobby with a bistro and terrace, along with a conference center and restaurant facing the garden. Platform_B and Platform_C provide approximately 15,700 square meters of office space arranged around large atriums, topped by 168 apartments. The atriums — with tall glass facades to the street and garden, skylights, and exterior materials continuing inside — function as urban living rooms. A shared inner courtyard forms a welcoming public space for local residents, further integrating 5TRACKS into the city.
Interior for connection
Developed in collaboration with Dutch Invertuals, the interior design establishes a flexible sequence of zones for focused work, informal meetings, and relaxed lounge use. Carpet patterns reference meadow landscapes, sky-blue curtains with cloud motifs evoke lightness at the seating tiers, and tactile materials heighten sensory experience.
Throughout the interior, color is a central design tool, with attention to the relationship between material and hue. The design of interior and exterior spaces supports social interaction and community building. Since the concept phase in 2015, sustainability has underpinned the project, and the open framework with strategically positioned cores allows 5TRACKS to adapt to future needs.
Urban density and adaptability
5TRACKS is a high-density inner-city development located directly beside Breda Central Station, embedding sustainability through compact urban form and programmatic mix. Housing, offices, hospitality, and public amenities are combined within three buildings, reducing land use while reinforcing proximity to public transport.
A column grid of 8.1 by 8.1 meters defines the structural system, supporting flexible office layouts and long-term adaptability. Strategically positioned cores and open floor plates allow spaces to adjust to changing requirements over time, supporting future reuse without structural intervention.
Material innovation and circular construction
A defining feature of 5TRACKS is the use of ceramic stone strips made from recycled building materials, supplied by Front®. This is the first large-scale application of the system in the Netherlands, incorporating approximately 385,000 kilograms of construction waste into the facades. Each brick is cut into four thin strips, improving material efficiency while revealing both the original fired surfaces and the newly sawn edges.
Visible fragments of upcycled material give the facades a layered texture and material depth. Applied across varied brickwork patterns, the system provides mid-scale articulation while reducing raw material demand and construction waste. Concrete elements at the plinth add durability in high-impact areas, while ceramic cladding supports longevity and low maintenance across the facades.
Environmental performance
Energy performance is supported by a geothermal energy storage system that provides heating and cooling for the apartments, offices, and hotel, drawing energy from the ground and outside air to reduce reliance on conventional fossil-fuel-based systems. Rooftop solar panels generate renewable electricity for shared facilities, strengthening on-site energy resilience.
Above the underground parking structure, the landscape functions as a retention roof capable of storing 400,000 liters of rainwater, integrating water management into the architecture and easing pressure on city infrastructure during heavy rainfall while supporting the planted Spoortuin and local biodiversity.
The project brings together a broad network of specialist manufacturers and fabricators to ensure material precision and long-term durability, with custom interior elements, acoustic finishes, circulation structures, and wayfinding systems integrated consistently across shared spaces to reinforce spatial clarity and ease of use.
