888 Broadway Building Renovation

Originally built in the 1880s, 888 Broadway and its 10-story annex occupies an irregular L-shaped lot in the heart of New York City’s historic Flatiron District. Home to ABC Carpet & Home, the building underwent a transformation that unlockedthe floor area for new, premier office space in the popular Manhattan neighborhood. Mancini was engaged by Normandy Real Estate Partners—following successful projects like 125 West 25th Street Building Repositioning and 43TEN Building Repositioning—to breathe new life into the historic building while modernizing it to the 21st-century needs of the area’s burgeoning tech and media workforce.

What was the brief?
Mancini was asked to take the existing historic landmark retail building and convert it to a commercial building while retaining the retail space on the first two floors of the building. Mancini was also tasked with creating a new commercial entrance on 19th Street with a lobby, new vertical transportation, circulation, a penthouse and roof deck,and restoring the façade.

What were the key challenges?
There were a few key challenges at 888 Broadway; it is a historic building, and Mancini had to have custom-made windows because they were so largethey needed to match the existing footprint.Another challenge is we needed to keep the existing retail store open and active during the entire renovation.
