Demonstrator Project – 100% Timber

The Carmelha project, now renamed A Fighera, is a bold achievement located in a maritime and seismic zone. Reaching a height of 43 metres, this pioneering building was erected without the use of a crane and makes extensive use of timber in both its structure and core.

Its superstructure features a glued laminated timber (glulam) exoskeleton, a core, and cross-laminated timber (CLT) floors. The envelope combines a timber-frame façade with profiled zinc cladding, offering both lightness and high thermal performance. Topped with an open-air space and photovoltaic panels, the building is certified NF Habitat Exceptionnel 12 stars, BD2M Gold, E+C– BEPOS Effinergie (target level E3C2), and OTIMU 3 stars—embodying Monaco's commitment to the Energy Transition.

In collaboration with Gabriel Viora, the BELLECOUR Architectes studio designed a project whose ambitious environmental performance goals—set by the Prince’s Government of Monaco—required advanced technical developments.

This synergy materialized during construction through an unconventional approach: the structure was built without a crane and under shelter, in order to minimize disturbances caused by the works and to protect the timber elements from weather-related damage. The associated risks were assessed, monitored throughout the project’s development, and mitigated to ensure the success of this demonstrator building, designed to offer a high standard of living for its future residents.
